GB Realty Plans Rs 5,000 Crore Investment Over Next 3 Years and Charts Expansion Beyond Chandigarh Tricity

New Delhi, August 12, 2026: Chandigarh Tricity-based real estate developer GB Realty has announced a strategic investment plan of over Rs 5,000 crore over the next three years. The capital deployment aims to scale the company’s luxury residential portfolio and support its geographic expansion into new real estate segments and key markets across North India. Over a five-year horizon, the developer plans to ramp up its total cumulative investment to approximately Rs 10,000 crore, GB Realty said in a press release.

Out of the proposed capital outlay, approximately Rs 3,500 crore will be dedicated specifically toward luxury and ultra-luxury residential projects. GB Realty expects to deliver four key developments over the next three years while simultaneously assembling a broader development pipeline comprising high-street commercial hubs, eco-conscious townships, senior living communities, golf-centric developments, and luxury resort living projects. The planned investments will be funded through a mix of internal accruals, customer collections, debt, and institutional or joint-venture equity.

Commenting on the growth roadmap, Gurinder Bhatti, Founder, GB Realty, said, “We are entering the next phase of GB Realty’s growth with a clear focus on creating differentiated real estate products rather than adding conventional inventory to the market. We plan to invest over ₹5,000 crore over the next three years and approximately ₹10,000 crore over five years. A significant part of this capital will be directed towards luxury and ultra-luxury residences, where we believe North India presents a substantial opportunity.”

The developer is placing luxury housing at the core of its strategy, targeting significant demand headroom in the Rs 5 crore and above price bracket across the Chandigarh Tricity region and Punjab. The company noted that while buyer demand for high-end housing continues to rise, organized supply in the upper segment remains constrained. Addressing the product strategy, Bhatti added, “For us, ultra-luxury is not defined merely by the size or price of a residence. Sustainability, longevity, environmentally conscious development, health and wellness, service standards and timeless architecture will be fundamental to the products we create.”

GB Realty currently operates in Mohali and New Chandigarh, while actively evaluating new project opportunities in Amritsar, Ludhiana, Jalandhar, and the broader Tricity region. Over the next three to five years, the firm intends to expand into Delhi-NCR, Noida, and other parts of Uttar Pradesh, Haryana, and Himachal Pradesh. Long-term pipeline projects include resort residences in Himachal Pradesh and a Heritage City concept in Amritsar.

Highlighting the firm’s regional ambitions, Bhatti stated, “Chandigarh Tricity remains an important market for us, but our ambition is considerably larger. We see opportunities across Punjab, Delhi-NCR, Uttar Pradesh, Haryana and Himachal Pradesh. Our strategy will be to enter markets where there is a clear gap between the aspirations of affluent consumers and the quality of organised supply available to them.”

Looking further ahead, GB Realty aims to develop a 1,000-acre integrated township over the next decade. Supported by geographic expansion, portfolio diversification, and a focus on premium segments, the developer has set an ambitious target to build the firm into an enterprise with a Rs 50,000 crore valuation by 2036.

Detailing the decade-long vision, Bhatti, said, “The next decade for GB Realty will be about scale, but scale with a distinctive identity. Our aspiration is to create a portfolio spanning ultra-luxury residences, commercial destinations, resort living, golf communities and large integrated townships. By 2036, our vision is to build GB Realty into an enterprise valued at Rs50,000 crore.”
