House of Hiranandani Secures Rs 3,000 Crore Borivali Redevelopment Project to Build 850+ Homes

Mumbai, April 29, 2026: Real estate major House of Hiranandani has officially secured the redevelopment rights for a prime three-acre land parcel in Borivali West, marking a major expansion into Mumbai’s western coastal corridor. The upcoming premium residential project is expected to generate a Gross Development Value (GDV) of approximately Rs 3,000 crore. The development plan includes providing 380 homes for existing society members and creating over 850 residences for free sale, spanning roughly 7.6 lakh sq. ft. of saleable carpet area, the company said in a press release.
The project is situated in a unique pocket of the city known for its low-density, green character, located just five minutes from a mangrove park and Forest Reserve. Strategically, the site is positioned to benefit from the Mumbai Coastal Road’s northern extension. The proposed Versova-Bhayandar link will connect the project directly to the operational South Mumbai Coastal Road, drastically cutting travel times across the city. Additionally, the location is supported by strong rail and metro links, including the Western Line and Metro Lines 2A and 7.

Harsh Hiranandani, Director of House of Hiranandani, emphasized that the project is about more than just construction. “At House of Hiranandani, every project is an opportunity to raise the bar on design, quality, and the way communities live. Redevelopment goes beyond building real estate. It calls for trust, design integrity, and consistency of delivery, values that have shaped our approach for decades. For existing members, it also means moving into homes that are durable, spacious, and equipped with modern amenities that meaningfully enhance everyday living,” he said.

The move comes at a time when the Mumbai Metropolitan Region is undergoing a massive infrastructure-led evolution. Surendra Hiranandani, Chairman and MD of House of Hiranandani, noted that the city is reaching a pivotal moment in its growth. “The Mumbai Metropolitan Region is at an inflection point. The pace at which infrastructure, connectivity, and urban aspiration are converging here is unprecedented, and it is reshaping not just how people move through the city, but how they live in it. This ongoing transformation unlocks immense potential for the region, positioning it as one of the most dynamic urban ecosystems in the country,” he stated.
By securing this development agreement, House of Hiranandani further strengthens its established presence in the western suburbs. The project aims to meet the rising demand for branded, large-format residential spaces in an area that is rapidly becoming one of the most well-connected and desirable residential hubs in Mumbai.
