Kriti Sanon and Family Offload Four Mumbai Apartments for Rs 8.9 Crore, Nabbing Over 100% Capital Gains: Square Yards

Mumbai, June 12, 2026: Bollywood actress and entrepreneur Kriti Sanon, alongside her sister Nupur Sanon and mother Geeta Sanon, has liquidated a chunk of their Mumbai real estate portfolio. The family has sold four residential properties in the high-profile micro-market of Andheri West for a combined consideration of Rs 8.9 crore. The official property registration documents were executed in April 2026 and reviewed by property portal Square Yards via the Inspector General of Registration (IGR) Maharashtra website, Square Yards said in a press release.

The transactions offer a peek into the lucrative nature of Mumbai’s premium residential belt. Geeta Sanon originally acquired two of the apartments in July 2013 for a combined Rs 1.40 crore. Four years later, in June 2017, sisters Kriti and Nupur Sanon expanded the family’s holding by purchasing two additional units in the same complex for Rs 2.90 crore.

With an aggregate initial acquisition cost of approximately Rs 4.31 crore against a current selling price of Rs 8.9 crore, the Sanon family has locked in a total capital appreciation of Rs 4.60 crore. This represents a massive 107% gain over a holding period spanning 9 to 13 years.

All four offloaded properties are located within the well-known Raheja Classique project in Andheri West. The sale was split into two distinct tiers of inventory:

  • Transactions 1 & 2: The first two identical mid-sized apartments fetched Rs 3.23 crore each. Both units span a built-up area of 60.78 sq. m. (654.23 sq. ft.) and a carpet area of 50.63 sq. m. (545 sq. ft.). Each transaction included one dedicated car parking space, attracting a stamp duty of Rs 19.41 lakh and standard registration fees of Rs 30,000 per unit.
  • Transactions 3 & 4: The remaining two compact apartments were sold for Rs 1.21 crore each. These units feature a built-up area of 22.86 sq. m. (246.06 sq. ft.) and a carpet area of 19.05 sq. m. (205 sq. ft.). Both transactions incurred a stamp duty payment of Rs 7.29 lakh and registration charges of Rs 30,000 apiece.

The block deal underscores the enduring appeal of Andheri West, which remains one of Mumbai’s most sought-after hub spots for real estate. Strategically positioned near major commercial and creative hubs—including SEEPZ, MIDC, the Bandra Kurla Complex (BKC), and Film City—the locality is highly favored by entertainment industry professionals, entrepreneurs, and corporate executives. The neighborhood’s robust social infrastructure, paired with seamless connectivity through the Western Express Highway, the Mumbai Metro network, and close proximity to Chhatrapati Shivaji Maharaj International Airport, continues to sustain aggressive residential demand and premium valuations.
