LML Realty Unveils Built-To-Suit Factories Solution For MSMEs In Delhi NCR

New Delhi, July 2, 2026: LML Realty has officially announced the launch of its Built-to-Suit Factory solution, a first-of-its-kind industrial offering in India specifically designed to simplify manufacturing expansion for Micro, Small, and Medium Enterprises. The new comprehensive solution delivers a completely finished, ready-to-operate industrial facility—including the underlying land—under a single contract. Available at rates starting from ₹25 per square foot per month, the product integrates land procurement, architectural design, civil and structural construction, MEP services, and necessary statutory approvals into an all-in-one delivery model executed via the company’s construction arm, LML Contracts, LML Realty said in a press release.

The launch directly addresses the fragmented execution landscape that domestic businesses frequently face when expanding their manufacturing operations. Typically, companies must manage multiple independent vendors for land acquisition, building construction, utility installations, and regulatory clearings, a process that frequently results in significant project delays, cost overruns, and operational friction. By providing a single point of accountability and a predictable cost structure, LML Realty’s integrated operational model aims to eliminate these structural bottlenecks, offering clients an expedited and guaranteed 180-day timeline from initial ground-breaking to final corporate handover.

To accommodate varying capital structures, the Built-to-Suit offering provides manufacturers with two distinct financial pathways to facilitate their corporate growth. Businesses can choose to purchase and own both the land and the completed facility outright, or they can opt to lease and operate the spaces starting from the ₹25 per square foot per month threshold to avoid heavy upfront capital expenditures. Regardless of the financial path chosen, both options utilize the same end-to-end execution framework under a single contract, ensuring identical technical standards and adherence to the fast-tracked 180-day completion window.

The industrial solution has been engineered to serve a wide and diverse range of sector-specific requirements, including the automotive, pharmaceuticals, manufacturing, food processing, chemicals, textiles, and fast-moving consumer goods industries, as well as data centers and specialized research and development facilities. Every individual facility is custom-engineered to meet precise operational demands, incorporating specialized infrastructure such as heavy-duty industrial frames, GMP-compliant cleanrooms, precision mechanical and electrical systems, and custom crane provisions based on the client’s distinct technical assessments.

The newly launched factories are situated within the LML Industrial Park, located in Jhirka Valley, which stands as the only PADMA-approved industrial park in the Delhi NCR region backed directly by the Government of Haryana. Enterprises establishing operations within this designated zone stand to access up to ₹3 crore in state-backed incentives. These financial benefits include 30 percent capital expenditure support, interest subsidies, and dedicated marketing and export grants provided under the state’s PADMA Cluster Infrastructure Development Scheme.

Positioned strategically on National Highway 248A along the Delhi–Mumbai Expressway corridor, the industrial park sits roughly 75 minutes away from the major commercial hubs of Gurugram and Faridabad, and just 15 minutes from the expressway itself.
