iUSTUS Enters Bengaluru Market With 2.5 Million Sq Ft Development Pipeline
Bengaluru, August 31, 2026: iUSTUS, a new Bengaluru-focused real estate venture founded by Pawan Sawhney and Santosh Soni, has officially entered the market with a portfolio backed by over four decades of combined experience across real estate private equity and development. The founders have previously been involved in major real estate developments spanning over 7 million sq ft, bringing expertise from both the investment and operating sides of the industry. The firm currently holds a pipeline of around 2.5 million sq ft across South and East Bengaluru, covering both residential and commercial projects, iUSTUS said in a press release.
The new venture is built with a focus on professional execution, disciplined capital deployment, quality, transparency, and long-term value creation. Its strategy centers on being selective about projects and locations, prioritizing fundamental development principles rather than pursuing scale alone.

Prior to founding iUSTUS, Sawhney served as a Partner at a Private Equity Fund and as MD & CEO of Address Maker. An alumnus of IIT Bombay and Oxford, his background spans across real estate investment and operational development.
