Arnya Real Estate Fund Launches Rs 750 Crore Equity Fund in Partnership With Casagrand

Mumbai, September 7, 2026: Arnya RealEstates Fund Advisors Pvt. Ltd. announced the launch of Arnya Real Estate Fund III – Preferred Capital, a Category II Alternative Investment Fund with a target corpus of Rs 750 crore. The fund has been launched in partnership with Casagrand Premier Builder Limited, a residential developer with a strong presence in Southern India, Arnya RealEstates Fund Advisors said in a press release.

The fund will focus on real estate opportunities across Chennai, Bengaluru, and Hyderabad, targeting investments between Rs 75 crore and Rs 200 crore across approximately 8 to 10 projects. The platform aims to provide institutional and sophisticated investors with exposure to development margins through a preferred equity investment structure.

Casagrand brings a portfolio of over 88 million sq. ft across more than 180 projects to the venture. The partnership builds on a long-standing relationship spanning over 15 years, during which Sharad Mittal, Founder & CEO of Arnya, has worked with Casagrand on more than 20 development projects.

The Category II AIF features an investor-first cash flow waterfall design, distributing capital and returns to investors before residual distributions accrue to the developer. The strategy is aimed at family offices, ultra-high-net-worth individuals, and institutional investors seeking diversified residential real estate exposure.

Founded in 2023, Arnya currently manages approximately Rs 3,000 crore across various real estate strategies. Earlier this year, the firm announced the first close of its residential equity fund at over Rs 1,030 crore.\
