Ghaziabad Real Estate Shifts From Affordable to Premium Housing Segment

Ghaziabad, September 28, 2026: Ghaziabad is transforming from an affordable housing hub in western Uttar Pradesh into a premium real estate market. The shift is being driven by major infrastructure developments, changing buyer preferences, and growing investment potential.

Connectivity improvements from projects including the Delhi–Meerut Expressway, Eastern Peripheral Expressway, Namo Bharat Rapid Rail, Delhi Metro extensions, and flight operations from Hindon Airport have enhanced accessibility to Delhi and Noida. Developers are launching large integrated townships and residential developments in micro-markets such as Vasundhara, Siddharth Vihar, Indirapuram, Raj Nagar Extension, Duhai, Muradnagar, and Modi Nagar.

Rakesh Kumar Aggarwal, Director of AIGIN and CMD of CREDAI Ghaziabad, said connectivity in Ghaziabad has improved significantly because of mega infrastructure projects such as highways, Namo Bharat and Hindon Airport. This is giving homebuyers a new housing destination in the NCR that is more pocket-friendly than several other markets.

Supply in the budget housing segment across Ghaziabad and the wider NCR has dropped by over 40%, while average property prices have increased by 139% in recent years, boosting launches of units priced at Rs 1–1.5 crore and above. Ashwani Nagpal, COO of Diligent Builders, said homebuyers now prefer larger 3- and 4-BHK apartments in projects offering modern and integrated amenities.

The expansion of premium inventory has also impacted the local rental market, which has seen rental growth between 30% and 50% over the past three to four years. Average monthly rents stand at Rs 20,000–22,000, while luxury units exceed Rs 40,000–50,000 per month, generating rental yields between 3.2% and 5%. Shailendra Sharma, Chairman of Renox, said today’s homebuyers are opting for premium and luxury real estate at a relatively young age as a well-planned, long-term investment. This enables them to earn attractive rental income in the short term while creating substantial wealth over the long term, he added.

However, residents in high-end developments face rising monthly expenses, with maintenance charges increasing by 20% to 30%, alongside an additional 18% GST on maintenance fees. Pankaj Kumar Jain, Director of KW Group, said premium societies also provide amenities suited to premium lifestyles. Developers and resident communities therefore need to invest in advanced technology, sophisticated tracking systems, enhanced security and skilled human resources. Maintaining such projects is consequently more expensive than maintaining conventional housing developments, he added.
