Gurugram, October 13, 2026: India has retained its position as the world’s most mature flexible office market, scoring 100% on Cushman & Wakefield’s Flexible Office Market Maturity Index, according to a press release by the firm detailing its Global Trends in Flexible Office 2026 report.

The country’s flexible office inventory expanded to 88.7 million square feet (MSF) in H1 2026, representing 10.5% of total national office stock. The market is projected to cross 100 MSF in 2026 and reach approximately 160 MSF by 2030. Flex workspace now accounts for around one-fifth of overall office leasing in India, driven by flex operators leasing 8.5 MSF across the top eight cities during H1 2026.

According to an Upflex analysis cited in the report, India’s share of global on-demand bookings rose from 2.2% in H1 2025 to 10.2% in H1 2026, making it the second-most active market globally after the United States. Flex operators accounted for notable shares of regional leasing in H1 2026, taking 35% in Pune, 33% in Ahmedabad, and 26% in Hyderabad.

The report highlights that Indian operators are expanding internationally, such as Smartworks moving into Singapore and Table Space entering the Philippines, while international providers continue to enter India. Growth is further supported by global capability centers, multinational companies, and artificial intelligence firms utilizing scalable plug-and-play spaces. Four flex operators are currently publicly listed, with another initial public offering in the pipeline.

“India’s position in the global flex market reflects how deeply the model has become embedded in the country’s office ecosystem,” Ramita Arora, Executive Managing Director, Bengaluru & Head – Flex, India, Cushman & Wakefield, said. “Flexible offices today can support businesses across the lifecycle of their real estate requirements, from establishing a presence to scaling teams and managing longer-term portfolio needs. More importantly, we are seeing demand, capital and product quality advance together, which is creating a stronger foundation for sustained growth.”

“Greater institutional participation is bringing long-term capital and discipline into the sector, while evolving occupier expectations are pushing operators towards higher-quality, more sophisticated offerings,” Arora added. “With newer demand pools also emerging, including AI-led businesses, the opportunity for flex is becoming both broader and more enduring.”
