Patna, November 3, 2026: NBCC (India) Limited has signed Memorandums of Understanding (MoUs) with various departments of the Bihar government for four major self-financing redevelopment projects spanning approximately 34.34 acres in Patna under Phase-I. The initiative aims to deliver 3,331 residential homes, modern commercial spaces, and the state’s first Tech Park, generating an estimated 40,000 direct and indirect employment opportunities, according to a press release issued by the company.

The projects include two residential redevelopment initiatives by the Bihar State Housing Board at Sector 5 (TV Tower) and Sector 6 (Bahadurpur), providing housing across EWS, LIG, MIG, and HIG categories with integrated amenities. Commercial developments feature an IT Tech Park at Gardanibagh for the Department of Information Technology, alongside commercial spaces and hotels on Bailey Road for the Water Resources Department. The expected sale and lease proceeds across the projects are estimated at Rs 5,152 crore, with a tentative project execution cost of Rs 2,000 crore, exclusive of GST.
Designed on a self-financing model requiring no budgetary support from the state government, the construction phase will generate around 7,500 direct and 11,000 indirect jobs. Post-completion, the Tech Park is expected to host over 100 IT, ITeS, and electronics companies, creating 5,000 direct and 15,000 indirect jobs, while commercial and residential complexes will add 2,500 operational roles.

Speaking on the occasion, K. P. Mahadevaswamy, Chairman and Managing Director of NBCC, said, “We are grateful to the Hon’ble Chief Minister Sh. Samrat Choudhary and the Government of Bihar for the confidence they have placed in NBCC. These four projects will give the people of Patna modern homes across all income groups, the State’s first Tech Park, which will open thousands of new job opportunities for the youth of Bihar, and quality commercial spaces, all without any burden on the State exchequer.
