Rising Redevelopment Activity Drives Up Rental Income For Homeowners: Kotak Report

Mumbai, November 5, 2026: Accelerating redevelopment activity across Mumbai is generating a steady stream of rental demand, driving up rents and improving rental yields for homeowners and real estate investors, according to a press release issued by Kotak Mahindra Bank.

Redevelopment project counts have grown at an estimated compound annual growth rate of nearly 66 percent over the past five years. As societies move into redevelopment, displaced residents are actively seeking rental homes near their existing neighborhoods, schools, and workplaces. This trend is further supported by developers providing transit rent allowances to families throughout the construction period, keeping them active in the rental market often for several years.

The shift gained additional momentum following the pandemic, as family preferences pivoted toward larger homes, better construction quality, and modern amenities. Consequently, residents transitioning from older structures are increasingly renting newer, higher-priced residential units in the interim.

Commenting on the trend, Nakul Saxena, Head – Home Loans, Kotak Mahindra Bank, said: “As Mumbai replaces ageing buildings with newer ones, redevelopment is influencing both rental and ownership markets. Beyond improving housing quality, it is also improving the economics of residential real estate. Rising rents and better rental yields are making housing attractive not only for end-users but also for investors looking at stable, long-term returns.”

While Mumbai’s rental market has historically relied on labor migration and employment growth, local redevelopment has emerged as a major sustained driver. Because redeveloped families typically rent for extended periods until project completion, available rental inventory has tightened significantly in several micro-markets.

This supply pressure has pushed rent increases beyond standard inflation levels in key neighborhoods. As a result, higher rental yields have enhanced overall residential real estate returns, turning rental income into a vital component of total property returns alongside capital appreciation.
