Over 4 Lakh Homes Delivered in Top 9 cities in FY25: PropEquity

New Delhi, May 29, 2025: The number of homes delivered in India’s top nine cities has risen by 33 per cent to 4,06,889 units in FY25 with only Delhi-NCR witnessing a YoY decline, according to a report by PropEquity. With this, the total homes delivered in the last three financial years stood at over 10 lakh units.

The top nine cities are Bengaluru, Chennai, Hyderabad, Kolkata, Delhi-NCR, Mumbai, Thane, Navi Mumbai and Pune.

Delhi-NCR bucked the trend with 8 per cent decline in the number of homes delivered in FY25. The other eight cities witnessed 22-88 per cent growth in the number of homes delivered with Kolkata (88 per cent) rising the most and Mumbai (22 per cent) rising the least.

“More than one lakh homes have been delivered in FY25. The cause of this surge is due to the delivery of homes launched in 2018-19, the construction of which experienced some slowdown due to the pandemic and other factors,” said Samir Jasuja, Founder and CEO, PropEquity.

“The deliveries have also been expedited due to the government’s SWAMIH (Special Window for Affordable and Mid-Income Housing) Fund. The strict compliance and implementation under RERA have also played a major role in developers adhering to project delivery timelines.”

He added, “The positive market sentiments over the past couple of years have ensured strong cash flow and faster project executions. As reputed and branded developers increase their market share, this trend in home delivery is expected to continue. SWAMIH 2.0 will also play a significant role in expediting delivery of stalled projects.”

According to the report, western India (Mumbai, Navi Mumbai, Thane and Pune) accounted for 55 per cent of the total homes delivered in FY25, a rise from 53 per cent in FY24.

Southern India (Bengaluru, Chennai and Hyderabad) accounted for a 30 per cent share, a rise from 28 per cent in FY24. Kolkata accounted for a 4 per cent share, a rise from 3 per cent in FY24.

Delhi-NCR accounted for an 11 per cent share in FY25, a decline from 16 per cent in FY24.

The most number of homes were delivered in Pune at 81,563 units (41 per cent YoY growth), followed by 77,017 units in Thane (39 per cent YoY), 57,304 units in Hyderabad (61 per cent YoY), 46,103 units in Bengaluru (26 per cent YoY), 44,423 units in Delhi-NCR (8 per cent YoY decline), 41,999 units in Mumbai (22 YoY growth), 21,112 units in Navi Mumbai (37 per cent YoY), 19,650 units in Chennai (49 per cent YoY growth) and 17,718 units in Kolkata (88 per cent YoY growth).
