Anand Habitat To Redevelop Sahibabad Bus Terminal Into Integrated Transit And Commercial Hub

Sahibabad, 8 July 2026: Anand Habitat has announced a major redevelopment project for the Sahibabad Bus Terminal in Ghaziabad, entering into a Public-Private Partnership model with the Uttar Pradesh State Road Transport Corporation. The transformative project is designed to overhaul the existing terminal into an integrated, transit-oriented destination that seamlessly combines high-tech transportation infrastructure with large-scale commercial real estate development, Anand Habitat said in a press release.

The mega-redevelopment is positioned to play a major role in establishing Sahibabad as a critical multimodal transport and infrastructure corridor within the National Capital Region. Strategically situated in one of the region’s fastest-growing connectivity zones, the upgraded terminal will benefit from direct proximity to the Delhi–Meerut RRTS and Namo Bharat corridor, NH-9, the Delhi–Meerut Expressway, active industrial freight networks, and nearby metro lines.

Envisioned as a future-ready integrated urban infrastructure hub rather than a conventional transport depot, the project directly aligns with the state of Uttar Pradesh’s broader initiative to modernize its bus terminals. The development strategy focuses on upgrading public transport infrastructure by introducing airport-style commuter facilities tied to vibrant commercial ecosystems. Spanning approximately 16 acres, the completed site will feature a high-tech terminal capable of parking 150 buses, operating alongside 15,000 square meters of new commercial space designed to act as a retail and lifestyle destination for commuters, businesses, and local residents.

Under the terms of the agreement, Anand Habitat will maintain the transit project for a period of 35 years and has been granted a 90-year license to manage and operate the integrated commercial spaces. The combination of mobility infrastructure, retail growth, and commercial spaces is expected to catalyze economic activity, heavily contributing to Sahibabad’s emergence as a premier urban gateway linking East Delhi, Noida, Ghaziabad, and western Uttar Pradesh.
