Beyond Square Footage: How Architecture Defines the New Era of Luxury Real Estate

Luxury housing was once defined by a familiar set of markers: larger homes, premium locations, imported finishes and extensive amenities. While these continue to matter, the definition of luxury is becoming more refined. JLL research points to a sustained move towards higher-value housing, with premium homes gaining a larger share of demand even as the broader market moderates. Homes priced above Rs 1 crore accounted for 71% of residential sales in H1 2026, while the Rs 1.5–3 crore segment recorded 58% year-on-year growth. More importantly for the luxury market, JLL had earlier recorded approximately 80% growth in sales of homes priced at Rs 5 crore and above in 2024. The trend reflects a fundamental change in buyer priorities: the market is not simply moving towards more expensive homes, but towards residences that offer greater quality, exclusivity, design distinction and long-term value.
