New Delhi, August 19, 2025: India’s first net-zero engineering company, BOOTES, opened its new vertical, BOOTES Homes, a collection of futuristic luxury villas built to last a century and yield high returns on investment, on Tuesday.
With a vision to build Aatmanirbhar homes, cities and Bharat, BOOTES Homes will deliver climate-smart, crisis-ready villas across most significant cultural and spiritual cities, including Vrindavan, Jhansi, Prayagraj, Varanasi and Ayodhya. The company has committed an initial project outlay of over INR 650 crore, marking a significant first step in redefining sustainable luxury living.
BOOTES Homes has been conceptualised to set a new standard in future living by integrating features such as clean air quality with AQI levels under 50, uniform heating and cooling, complete off-grid readiness with no dependency on external electricity, water or sewer lines, and earthquake resistance up to magnitude 9. Each villa will also include a CBRN-protected bunker, ensuring safety in uncertain times, while offering long-term resilience and sustainability benefits.
The credibility of BOOTES Homes stems from the company’s proven expertise in delivering some of India’s most iconic net-zero projects, including the world’s first Net-Zero Library in Jhansi, the world’s first Net-Zero Museum in Kurukshetra and the world’s first Net-Zero Cold Storage in Rewari.
With projects being recognised by IFC-World Bank with the highest efficient building certification in Asia and holding the record for Asia’s fastest construction, BOOTES has consistently demonstrated leadership in climate-smart engineering and sustainability-led construction.

Deepak Rai, Founder and MD, BOOTES, said, “With BOOTES Homes, we are not just building villas; we are building a new standard of safe, sustainable and self-reliant living. These homes are future-ready assets that combine luxury with resilience and returns with responsibility.”
Manab Rakshit, Director, Strategy, BOOTES, remarked, “Our vision is to create a portfolio of homes that allow investors and families to co-own the future homes that are energy-independent, water-secure, and designed to thrive for the next century.”
