Bengaluru, April 16, 2026: Real estate firm Brigade Group has announced the signing of a Joint Development Agreement (JDA) for an 8.63-acre land parcel in Gunjur. This strategic acquisition serves as the final catalyst for a sprawling 39-acre integrated township located within the high-demand Whitefield–Sarjapur corridor, carrying an estimated Gross Development Value (GDV) of approximately ₹7,200 crore, the company said in a press release.

The project represents a sophisticated land assembly strategy, combining outright purchases with joint development agreements to secure the 39-acre footprint. By finalizing the latest 8.63-acre JDA, the group has secured the necessary scale to proceed with its master-planned vision. The township is designed to be a comprehensive residential ecosystem, leveraging the rapid urbanization and infrastructure tailwinds currently transforming the eastern quadrant of the city.

Pavitra Shankar, Managing Director of Brigade Enterprises Limited

In a statement regarding the milestone, Pavitra Shankar, Managing Director of Brigade Enterprises Limited, highlighted the strategic importance of the location. “Whitefield-Sarjapur Road continues to be one of Bengaluru’s most compelling micro markets and residential growth corridors, driven by infrastructure expansion, connectivity, and strong employment catchments. The signing of this JDA is an important milestone that strengthens our residential pipeline in East Bengaluru and enables us to move forward with a large, integrated township development,” Shankar noted.

The developer intends to cater to a diverse demographic by incorporating multi-generational housing options into the master plan. “Brigade has a strong track record of delivering well‑planned residential communities, and this township will reflect our focus on quality, scale, and long‑term liveability. With multi‑generational residential offerings—including senior living spaces—supported by thoughtfully planned amenities and convenience infrastructure, our aim is to create a cohesive, future‑ready residential ecosystem,” Shankar added.

This latest venture underscores Brigade Group’s aggressive expansion strategy in Bengaluru’s primary growth corridors. By focusing on large-scale, integrated communities rather than isolated plots, the Group continues to bet on the sustained demand for high-quality, amenity-rich living spaces driven by the city’s robust technology and employment sectors.
