Gurugram Property Circle Rates Set for Significant Revisions with Hikes of Up to 75% in 2026: Square Yards

New Delhi, April 16, 2026: Property circle rates in Gurugram are expected to increase between 15% and 75% in 2026, as local authorities move to bring official collector rates closer to actual market prices. The adjustments cover residential, commercial, and industrial segments, driven by recent infrastructure projects and consistent buyer demand, Square Yards said in a press release.

Growth is most visible along the Dwarka Expressway and Southern Peripheral Road. In Sectors 63 through 67, residential rates are projected to rise by 45%, moving from ₹58,500 to ₹84,825 per square yard. Other nearby sectors are seeing increases of 30%, while commercial land along the Dwarka Expressway is expected to see a 75% jump, reaching ₹2,04,750 per square yard.

Kartikeya Sharma, Associate Principal Partner at Square Yards, noted that the scale of the hikes varies depending on the area’s development stage. 

“The 2026 revision reflects a clear shift toward market-aligned pricing, with circle rate increases ranging from 15% to 75% across Gurugram. Key growth corridors such as Dwarka Expressway and Southern Peripheral Road are witnessing hikes of up to 75%, while emerging residential sectors are seeing 30–45% appreciation. In contrast, established locations like Sector 29 are recording relatively moderate increases of around 15%, highlighting a maturing and stabilizing market,” Sharma said.

Established areas are also seeing significant changes. In Sector 15, residential rates are set to increase by 45%, while commercial rates in Sector 25 and property values in DLF Phase V are expected to rise by 75%. Meanwhile, industrial and residential rates in Manesar are also on the upward trend, with some sectors in that area anticipating a 60% hike due to better connectivity and industrial growth.

The cost of construction is also expected to rise to approximately ₹2,100 per square foot. For group housing, rates are predicted to increase by about 10% in older sectors, while emerging areas may see rates move from ₹6,500 to ₹7,000 per square foot. These revisions suggest that while mature sectors are stabilizing, newer corridors continue to see rapid price adjustments.
