IMGC Crosses Rs 50,000 Crore in Home Loan Guarantees

New Delhi, August 22, 2026: India Mortgage Guarantee Corporation (IMGC) announced on Friday that it has crossed Rs 50,000 crore in cumulative home loan guarantees. The milestone marks another step in the company’s work to expand homeownership access for families across India. Mortgage guarantees give lenders the confidence to approve more borrowers, including first-time and middle-income buyers who might otherwise struggle to qualify for credit.
The Rs 50,000 crore benchmark reflects steady operational growth across IMGC’s guarantee portfolio and lender network since operations began in 2014. To date, the corporation has supported over two lakh homebuyers across more than 400 locations nationwide, with a major focus on Tier 2 and below cities. The company currently partners with more than 25 institutions, spanning commercial banks, housing finance companies, and non-banking financial companies (NBFCs), IMGC said in a press release.

Speaking on the development, Mahesh Misra, MD & CEO of IMGC, said, “IMGC would like to thank all its lender partners, shareholders, employees, and borrowers as we cross this significant milestone. We at IMGC remain focused on enabling home ownership in the affordable segment by risk optimization and effective use of our extensive, rich borrower data. We are confident of providing access to finance for over 1-million home buyers in the near future.”
The milestone comes amidst sustained expansion in India’s broader housing finance sector, driven by rising incomes, rapid urbanization, and steady residential demand. According to data from the National Housing Bank (NHB), individual home loans outstanding reached Rs 39.79 lakh crore as of June 30, 2026. Credit rating agency CRISIL Ratings projects that home loans—the largest segment within non-bank mortgage finance—will grow by 12% to 13% in FY27. As the market scales, credit guarantee mechanisms allow lenders to share risk prudently without compromising credit underwriting standards.
Despite recent market gains, India’s mortgage-to-GDP ratio currently stands at approximately 12% to 13%. This level remains significantly lower than peer Asian markets, which average around 30%, and developed economies, where ratios hover around 65%. The structural gap indicates substantial room for long-term growth in domestic housing credit, an expansion IMGC aims to support through expanded guarantee coverage.
