Noida, October 20, 2026: Sector 150 in Noida has gained renewed momentum in the premium residential market following the operationalization of Noida International Airport and recent progress on the Sports City framework, according to a press release issued by real estate advisory firm Star Estate.

The location stands out for its futuristic urban planning, with approximately 80 percent of its land allocated to greenery and recreational spaces. Under the original Sports City vision, at least 70 percent of the area is designated for sports, institutional, open, and recreational activities. Regulatory clarity has improved significantly after the Noida Authority approved the revised layout for the long-stalled Sports City project in the sector.

Commenting on the changing dynamics of Sector 150, Vijay Jain, Managing Director of Star Estate, said, “Sector 150 has always had a differentiated proposition because of its green cover, low-density planning and Sports City vision. What is changing now is the broader environment around the sector. As infrastructure becomes operational and regulatory clarity improves, buyers are looking at the location with greater confidence. We believe this can strengthen its position within Noida’s premium residential market.”

The launch of commercial operations at Noida International Airport has further bolstered the economic significance of the Yamuna Expressway and Noida-Greater Noida Expressway corridors. Star Estate noted that changing buyer preferences are favoring low-density locations with extensive green cover, connectivity, and social infrastructure.

Addressing evolving homebuyer priorities, Vijay Jain added, “Today’s premium buyers are looking at the larger address before making a property decision. Green spaces, open surroundings, connectivity, social infrastructure and the quality of development around a project are becoming increasingly important. Sector 150 brings several of these factors together, giving it a distinctive proposition within the Noida residential market.”

However, the firm advised buyers to evaluate individual project approvals, construction progress, and developer track records alongside the broader infrastructure developments.

“Infrastructure can change the perception of a location, but project selection remains equally important. Buyers should look beyond the broader story and evaluate execution, approvals and the developer’s track record before making a decision,” Vijay Jain said.
