Investors’ Strong Bet on Real Estate Signals Robust Market Dynamics

Investor confidence in the real estate market has grown manifold. The sector witnessed firsthand how domestic and global investor sentiment has pivoted firmly in favour of India’s property market. Despite global headwinds, 2024–25 has marked a turning point with institutional investment hitting record highs across residential, commercial and warehousing segments.

Surge in Institutional Investments

According to Colliers, institutional investment in the real estate sector witnessed remarkable growth in the first quarter of 2025, rising 31 per cent YoY to $1.3 billion.

The report further highlighted that the foreign institutional investors remained the primary capital source, contributing about 72 per cent of the total investment with investors from Singapore, Canada and the United States leading the charge.

Domestic investors, particularly alternative investment fund and family offices, increased their market participation to 28 per cent, up from 22 per cent in Q1 2024. This surge is no coincidence; it is the result of deep-rooted regulatory reforms, infrastructure-led growth and a maturing consumer base.

AIFS Fuelling Sectoral Growth

A significant driver of this momentum has been the rise of Alternative Investment Funds (AIFS), which have seen commitments soar over the last few years. In an investment analysis report by Anarock, the sector accounted for the largest share (15 per cent) of cumulative net AIF investment with INR 73,903 crore invested out of an all-sectors total of INR 5,06,196 crore.

The rise of AIF has transformed real estate financing in India offering a crucial lifeline to projects struggling with a lack of funding and unlocking new opportunities for developers.

Delhi-NCR: Investment Magnet Among Metros

Among the major Indian metro cities, Delhi-NCR emerged as the top investment destination, attracting a dominant share of institutional capital across residential and commercial segments.

As mentioned in the Colliers report, the region attracted $247 million (19 per cent of total investment), a 45 per cent increase over the previous year. Its appeal is rooted in a powerful combination of infrastructure upgrades and strategic urban expansion.

Projects such as the Dwarka Expressway, the Delhi–Meerut Regional Rapid Transit System and the upcoming Noida International Airport at Jewar have significantly boosted connectivity and long-term growth potential.

Simultaneously, a robust pipeline of luxury housing projects in Noida and Gurugram, along with high-quality Grade-A office spaces, has positioned NCR as a high-yield, low-risk environment for investors seeking stability and scale.

Growing Investor Confidence in Residential Sector

Residential investment grabbed the headlines. Reports highlight that the private equity investment inflow into the real estate sector was recorded at $748 million during January-March 2025, registering a 35 per cent increase YoY. The quarterly findings highlighted that residential assets led the market, accounting for approximately 51 per cent of the total investment volume.
 
Sustained Momentum in Commercial and Warehousing

The commercial, industrial and warehousing segments also attracted notable interest from investors, reflecting the broader trend of diversification in the real estate market.

Per Colliers, commercial office space remained the largest source of investment flow, making up almost 48 per cent of all investment ($624 million) while industrial and warehousing assets came in second with 27 per cent ($351 million).

The research shows that Delhi-NCR’s Grade A office space absorption is expected to increase by around 18–20 per cent by 2025 with Gurugram and Noida driving this growth. This ongoing demand further underscores the confidence investors have in the real estate market, which continues to show promise across multiple sectors.

Regulatory Reforms and Economic Stability

The implementation of RERA, GST and the success of REITS have also enhanced transparency and opened new investment avenues, strengthening investor confidence. Coupled with a stable economic environment and government measures to ease doing business, these reforms have made India an increasingly attractive destination for domestic and foreign investments.

Therefore, the combination of strong demand, progressive regulatory reforms and significant infrastructure development positions the real estate sector for continued growth. Investors’ increasing confidence and substantial investment reflect a deep belief in the market’s long-term potential, signalling a vibrant and dynamic future for the industry.
