Max Estates Revives Stalled ‘Delhi One’ Project with Key Approvals

Max One scaled

Noida, March 7, 2026: In a significant breakthrough for long-suffering property buyers, Max Estates Limited has officially secured RERA approval (UPRERA No.: UPRERAPRJ9759) for Max One, a landmark mixed-use development located in Sector 16B, Noida. The announcement marks the end of a nine-year wait for homeowners who were left in limbo following the insolvency of the project’s previous developer, the company said in a press statement.

Having acquired Boulevard Projects Private Limited last year to revive the stalled “Delhi One” site, Max Estates confirmed that construction is set to commence shortly on the approximately 10-acre campus.

Positioned at the edge of South Delhi, the project is envisioned as a globally benchmarked urban destination inspired by iconic districts like New York’s Hudson Yards and Singapore’s Marina One. The 2.5 million square foot development will feature a sophisticated blend of by-invite-only ultra-luxury serviced residences, premium office spaces, and curated retail hubs, with an estimated total sales potential of Rs2,000 crore.

Speaking about the milestone, Sahil Vachani, Vice Chairman and Managing Director, Max Estates, said: “With Max One, we look forward to shaping our first truly integrated campus, bringing alive Max Estates’ LiveWell and WorkWell philosophy to create a holistic downtown experience. This also marks a new chapter for homeowners who have waited for nearly a decade. We look forward to welcoming them to the Max Estates family, as well as the wider community, to experience a first-of-its-kind downtown destination that promises a life well connected with everything they need.”

By integrating residential, workspace, and cultural elements into a single walkable green campus, the developer aims to redefine the “LiveWell” experience in the National Capital Region, significantly reducing the transit burden for its future residents.
