Mumbai Registers 16 Luxury Homes Worth Rs 164 Crore Daily in Q1 FY27

Mumbai, August 22, 2026: Mumbai recorded 1,499 luxury residential transactions priced above Rs 5 crore between April and June 2026, pushing total quarterly luxury sales to Rs 14,903 crore. According to the Quarterly Luxury Real Estate Report released on Friday, August 21, 2026, by Lighthouse Luxury and powered by property registration platform Zapkey, Mumbai’s high-end residential market maintained an average transaction velocity of 16 homes valued at Rs 164 crore daily through the first quarter of FY27.

The report, based on verified Maharashtra stamp duty and registration data, shows monthly fluctuations across the three-month period. April posted the highest volume with 563 registrations totaling Rs 5,726 crore. May saw a 22.7% volume drop to 435 registrations worth Rs 4,492 crore, though average ticket sizes remained steady at Rs 10.3 crore. In June, transaction volumes rebounded 15% month-on-month to 501 registrations valued at Rs 4,686 crore, while average ticket sizes eased to Rs 9.4 crore amid higher demand in the Rs 5 crore to Rs 10 crore entry-level luxury tier.

Commenting on the market trends, Sumesh Mishra, Founder of Lighthouse PropTech, said, “Mumbai’s Luxury Residential Ecosystem continues to grow from strength to strength. Worli retained its position as Mumbai’s highest-value luxury destination, generating Rs 2,272 crore across 97 transactions with an average ticket size of Rs 23.4 crore. Lower Parel followed with Rs 769 crore across 81 deals at an average ticket size of Rs 9.5 crore, while Bandra West generated Rs 575 crore across 54 deals at an average ticket size of Rs 10.6 crore. Emerging suburban locations including Goregaon East, Andheri West, Vile Parle West, and Santacruz West also ranked among the top-grossing micro-markets.

Among developers, Godrej Properties led overall sales with Rs 1,304 crore across 110 registrations, driven by momentum at Godrej Trilogy in Worli, which alone registered 37 deals worth Rs 799 crore. Oberoi Realty recorded Rs 889 crore across 92 units, propelled by Oberoi Sky City in Borivali East and Oberoi Elysian in Goregaon East. Other prominent performers included Lodha (Macrotech Developers) with Rs 633 crore across 81 transactions, Hubtown with Rs 531 crore across 20 transactions, and K Raheja Corp with Rs 509 crore across 49 transactions.

The quarter also recorded notable high-value residential leases and transactions across key hubs. Alkem Laboratories promoter Mrityunjay Kumar Singh executed Mumbai’s highest-value lease for a property in Shandilya Villa, Worli, at Rs 29.42 lakh per month. Cricketer Shreyas Iyer rented a residence at K Raheja Artesia in Worli for Rs 19.83 lakh monthly with a security deposit of Rs 74 lakh, while actor Siddharth Malhotra leased a residence at Nair House in Khar West for Rs 11 lakh monthly with a Rs 33 lakh security deposit. Beyond Mumbai, the nation’s largest single registered residential sale during the period took place on Boat Club Road in Chennai for Rs 211 crore.
