New Guidelines for Stilt Plus Four Floors Residencies in Haryana: A Game-Changer

Haryana, July 31, 2024: Haryana’s Directorate of Town and Country Planning (DTCP) has introduced new guidelines allowing the construction of stilt plus four floors in plotted colonies. This progressive move is set to revolutionize residential real estate by optimizing existing infrastructure and addressing the growing housing demand without contributing to urban sprawl.
Industry Leaders Weigh In

Pradeep Aggarwal, Founder & Chairman of Signature Global (India) Ltd, expresses strong support for the initiative: “We welcome Haryana’s prompt notification of SOPs for the stilt-plus-four policy. This move will create significant opportunities for developers and homebuyers, especially in Gurugram. By permitting up to four independent units per plot, the policy ensures more efficient space utilization while adhering to the Haryana Building Code. This decision is a pivotal step in addressing Haryana’s housing needs with sustainable, high-quality residential development.”

Kushagr Ansal, Director of Ansal Housing, shares his enthusiasm: “The new rules allowing stilt plus four floors are a progressive development that will meet the increasing demand for housing. This change will significantly expand residential options by efficiently utilizing existing infrastructure. It represents a major leap forward for homebuyers seeking modern, well-designed residences in vibrant communities.”

Rajjath Goel, Managing Director of MRG Group, underscores the impact of the new regulations: “The DTCP’s decision to allow stilt plus four floors in plotted developments is a major advancement for the residential real estate sector. This regulation will cater to the rising demand for housing, providing opportunities to maximize land use and deliver cost-effective solutions. It will also foster sustainable urban growth by leveraging existing infrastructure and creating diverse living spaces for a broader range of homebuyers.”
Implications for the Housing Sector
The new guidelines are anticipated to boost the housing sector significantly. By allowing the construction of additional floors within existing plots, the policy will increase the availability of residential units in densely populated areas. This will not only enhance property valuations but also improve urban infrastructure and elevate living standards.
Overall, the DTCP’s initiative represents a forward-thinking approach to urban development, aligning with the needs of a growing population while ensuring that urban expansion remains sustainable and well-managed.
