Noida Housing Market Shifts Toward Premium Segments Driven by Infrastructure Growth

By Realtynmore • 1h ago

Noida, October 14, 2026: Noida has transitioned from an affordable housing market into a prominent premium and luxury residential hub across the Delhi-NCR region, according to a press release detailing recent market data.

The transformation is supported by property appreciation figures from Savills India’s Delhi-NCR Residential Market Watch for H1 2026, which recorded a 15 percent year-on-year increase in average capital values for under-construction residential properties in Noida. The Noida-Greater Noida Expressway micro-market experienced a 28 percent surge over the same period. Additionally, JLL’s Q2 2026 report noted that Noida accounted for 36 percent of the 10,021 residential sales recorded across Delhi-NCR and held a 17 percent share of new launches.

Prateek Tiwari, MD, Prateek Group, said, “Noida’s growth is changing the way homebuyers look at the city. It is no longer being considered only for its relatively accessible housing options. Connectivity, the expanding commercial base and the quality of residential developments are becoming equally important in the decision. This is creating room for luxury housing in established locations as well as emerging corridors, for instance, Noida Expressway, where buyers are looking at the long-term value of the address alongside the home itself.”

Salil Kumar, Director – Business Management & Marketing, CRC Group, said, “Buyers are paying closer attention to how a home will work for them over the years. Space remains important, but so do planning, privacy, amenities and the experience of living within the development. Noida has the opportunity to serve this demand because its residential landscape is still evolving, allowing developers to respond to changing expectations through better-designed homes rather than simply increasing apartment sizes.”

Infrastructure projects, including the Noida Expressway and the Narendra Modi International Airport at Jewar, continue to expand regional demand across distinct buyer segments.

Yash Miglani, Managing Director, Migsun Group, said, “Different parts of Noida and Greater Noida are attracting buyers for different reasons. Established employment centres, improving connectivity and the development of new urban corridors are broadening the choice available to homebuyers. This gives developers an opportunity to create projects suited to distinct buyer groups, from families seeking more space to those looking for a more elevated residential experience.”

Amit Modi Director County Group

Amit Modi, Director, County Group, said, “Noida’s residential market has reached a stage where buyers are looking beyond the apartment to the experience that comes with it. The surrounding environment, the planning of the development and the sense of privacy it offers all matter. As buyer aspirations evolve, the city is well placed to develop a stronger luxury housing market, supported by its established infrastructure and expanding urban footprint.”
