Noida Land Allotment Rates for Housing and Industry Up 6%, Commercial Property Spared
Noida, March 29, 2025: The Noida Authority has hiked its land allotment rates by 6 per cent for residential, institutional (IT, ITES and data centres) and industrial categories. Commercial property rates remain unchanged. The changed rates are as follows:
Residential
- In A+ sectors—areas Sectors 14A, 15A and parts of 44—rates are steady at INR 1.75 lakh per square metre. In other areas plot prices now range from INR 51,000 per square metre to INR 1.3 lakh per square metre; an increase of INR3,000 to 7,500 per square metre.
- New group housing plot rates are from INR73,320 to 1.94 lakh per square metre, higher by INR 4,150 to 11,000 per square metre. Institutional land rates are now up by INR 1,910 to 4,400 per square metre, ranging between INR 33,670 and 77,620 per square metre.
Institutional
- IT, IT-enabled services (ITES) and data centres, will have allotment rate in key sectors like 1, 16A, and 24 from INR 73,220 to 77,620 per square metre. In Phase 2, the price has increased from INR 26,000 to 27,560 per square metre, while in Phase 3, the cost has risen from INR 37,340 39,580 per square metre.
- For schools and colleges, the cost of land will be 50 per cent of the rate of the nearest residential sector if allotted by interview.
- For nursing homes, hospitals, and diagnostic centres, plots will be allocated by e-auction, with rates matching residential category in that sector.
Industrial
- Industrial land rates in phase 1 have been increased between INR 50,340 and 77,620 per square metre, depending on plot size. This represents an increase of INR 2,850 to 4,400 per square metre. In phase 2 areas, land rates have risen from INR 20,480- 39,000 per square metre to INR 21,710- 41,340 per square metre. In Phase 3, the rate has increased from INR 30,480- 56,010 per square metre to INR 32,310- 59,370 per square metre.
As of now, Noida has 66,867 square metres of land for allotment for industrial use, 3 lakh square metres for institutional use, 9,686 square metres for residential, 91,820 square metres for group housing and 10 lakh square metres of land for commercial purposes. The plots are likely to be allotted in the new fiscal year.
The Noida Authority budget for 2025-26 has been increased by INR 1,299 crore to INR 8,732-crore from the previous year; infrastructure alone accounts for INR 2,410 crore of this. The new international airport has INR 1,600 crore earmarked. The revenue target is INR 9,008 crore. Noida will also spend INR 2,229 crore on civic maintenance and INR 224 crore on village development.
