Ghaziabad, August 5, 2026: Real estate developer Prateek Group has announced plans to construct a 2-lakh-square-foot high street mall valued at approximately ₹500 crore in Siddharth Vihar, Ghaziabad, marking a major expansion of its commercial property portfolio. The project will follow a 100% lease-based operational model, with the group retaining ownership of the asset to generate long-term recurring rental revenue alongside its residential developments, Prateek Group said in a press release.

Designed as an experience-led family lifestyle destination, the complex aims to cater to the growing residential catchments across Siddharth Vihar, Indirapuram, Crossings Republik, Raj Nagar Extension, Noida, Greater Noida, and the NH-24 corridor. Group leadership noted that retaining full ownership through a leasing model will allow tight centralized oversight over tenant curation, brand positioning, and asset management.

The development will house a curated mix of national and international brands spanning fashion, consumer electronics, athleisure, ethnic and formal wear, jewelry, footwear, and beauty. Entertainment facilities will include a state-of-the-art multiplex alongside dedicated children’s play areas and family recreation zones.

A broad culinary lineup is also planned, featuring quick-service restaurants, specialty food outlets, cafes, fine-dining restaurants, and banquet spaces. Alongside enhancing regional commercial infrastructure, the project is anticipated to create substantial direct and indirect employment opportunities across retail, hospitality, and entertainment.

Speaking on the announcement, Prashant Tiwari, Chairman, Prateek Group, said, “The ₹500 crore high street mall in Siddharth Vihar is an important part of our strategy to build a strong portfolio of income-generating commercial assets. Our vision is to create a destination that brings together shopping, dining, entertainment and community experiences under one ecosystem. By retaining the asset and following a completely lease-based model, we will be able to curate the right brand mix, maintain high operational standards and create a consistently strong consumer experience while generating sustainable long-term rental revenues.”

The ₹500 crore project stands as a significant addition to Ghaziabad’s organized retail landscape as Prateek Group continues to scale its portfolio of annuity-generating commercial assets.
