DLF Posts Q1FY27 Net Profit of Rs 794 Crore Driven by Strong Cash Flow and Rental Growth

New Delhi, August 4, 2026: DLF Limited delivered a resilient financial performance in the first quarter of FY27, underscoring the strength of its operating platform, disciplined capital allocation, and sustained cash flow generation despite the deferment of certain planned property launches. The real estate developer recorded an operating cash flow of Rs 1,317 crore for the quarter, further reinforcing its balance sheet strength and expanding its net cash position to Rs 15,200 crore, DLF Limited said in a press release.

On a consolidated basis, DLF Limited reported a 4% year-on-year growth in net profit to Rs 794 crore, with consolidated revenue reaching Rs 1,605 crore. Gross margins stood at 51%, while earnings before interest, taxes, depreciation, and amortization (EBITDA) came in at Rs 476 crore. Meanwhile, DLF Cyber City Developers Limited (Consolidated) posted a consolidated revenue of Rs 1,917 crore, an EBITDA growth of 9% year-on-year to Rs 1,474 crore, and a net profit jump of 21% year-on-year to Rs 717 crore.

New sales bookings for the quarter stood at Rs 657 crore, reflecting the timing impact of deferred launches. The company noted that it remains well positioned to bring upcoming products to market as requisite approvals are expected soon. Operating strength in the annuity business remained high, with the company’s 50 million square feet rental portfolio maintaining an industry-leading occupancy rate of 95%.

To drive retail segment growth during the current fiscal year, DLF is expanding its footprint with three new retail destinations aggregating approximately 1.5 million square feet of gross leasable area. These include DLF Midtown Plaza in New Delhi, which has already commenced operations, alongside DLF Summit Plaza in Gurugram and DLF Promenade in Goa, both set to begin operations soon. Management noted that with a strong land bank, a robust launch pipeline, and consistent cash generation, DLF is well positioned to capitalize on the structural upcycle in the real estate sector.

Addressing shareholders virtually at the company’s 61st Annual General Meeting, which coincides with DLF’s 80th anniversary year since its founding in 1946, DLF Chairman Rajiv Singh highlighted the company’s alignment with national growth goals and its strong baseline performance from the prior fiscal year.

Founded in 1946 on the eve of India’s independence, DLF has contributed to the nation’s economic growth through pioneering urban development. As India marches towards its 100th year of independence, we renew our pledge to play our role in realising the goal of Viksit Bharat 2047 as envisioned by our Hon’ble Prime Minister.”

Reflecting on the firm’s foundational principles and recent performance, Singh added: “Your company has been built on the principles of trust, corporate governance, quality and innovation and these guiding principles continue to drive us even today. In Fiscal 2026, DLF delivered a strong performance across its development and annuity businesses. It achieved new sales bookings of ₹ 20,143 crore and delivered a net profit of ₹ 4,408 crore. The annuity portfolio now stands at approximately 50 million sq. feet and continues to grow steadily.”

Looking forward, the Chairman expressed optimism regarding macroeconomic drivers and thanked key partners: “Our Development and Annuity businesses continue to focus on growth and expansion in their respective areas of operations.
