Rise of Lifestyle-Driven Luxury Housing Symbolises New-Age Affluence

Noida, May 15, 2025: Once considered a niche reserved for the ultra-wealthy, luxury housing is steadily moving into the mainstream. A significant shift is underway with affluent homebuyers across major cities redefining what it means to live well.
According to a CBRE report, the luxury housing segment (units priced at INR 4 crore and above) recorded 28 per cent YoY sales growth in January-March across the top seven cities. The segment witnessed total sales of approximately 1,930 luxury units during the quarter.
This surge reflects not just rising disposable incomes but a broader transformation in urban housing dynamics, where quality, comfort and cutting-edge features are fast becoming the new standard of living.
The report highlighted that among the top seven cities, Delhi-NCR led in quarterly luxury unit sales, recording a sale of around 950 luxury units, followed by Mumbai, which had a share of 23 per cent in overall sales.
Bengaluru recorded the highest growth among southern cities, growing from just 20 units in Q1 2024 to about 190 units. Notably, Kolkata and Chennai had a 5 per cent share in overall luxury unit sales.
Besides, several reasons are propelling the luxury housing boom in India. Rising disposable incomes among salaried professionals, entrepreneurs and a growing base of NRIs are expanding the pool of affluent buyers ready to invest in premium living.
Beyond financial capability, there’s a clear aspirational shift. Homes are no longer just places to live; they are expressions of identity, lifestyle and success.
To meet the evolving expectations of luxury buyers, developers are reimagining what high-end living looks like.
The focus has shifted toward creating larger-than-life, future-ready residences that go beyond aesthetics to offer intelligent functionality and comfort. Wellness-driven design, enhanced privacy and integrated community spaces are now central to project planning along with cutting-edge smart automation systems that elevate daily living.

“Luxury today is no longer defined solely by opulence; it’s about expansive spaces, exclusivity, and a distinctive lifestyle experience,” says Amit Modi, Director, County Group. “We’ve seen increasing interest from professionals and younger buyers who associate luxury with wellness, tech-savvy features and community-centric design. Moreover, infrastructure development has become a major catalyst in the mainstreaming of luxury housing across India. Enhanced connectivity through metro expansions, new expressways and upgraded arterial roads are bringing once-distant locations closer to city centres, making them more attractive for high-end residential development.
As a result, luxury projects are increasingly emerging in previously peripheral micro-markets, offering larger plots, better layouts, and scenic surroundings without compromising on accessibility.
Therefore, as demand continues to climb, luxury housing is emerging as more than a status symbol—it’s both a lifestyle choice and a strategic investment, firmly rooted in the evolving fabric of India’s urban future.
