Mohali, March 7, 2026: As the developmental trajectory of Mohali shifts decisively toward the Airport Road corridor, Sector 98 is increasingly drawing the attention of both seasoned investors and end-users. Positioned strategically along the PR-7 Airport Road, the sector benefits from direct connectivity to the Chandigarh International Airport, Aerocity Mohali, and the city’s established residential hubs. Following several years of consistent infrastructure upgrades, this specific stretch has recorded a steady uptick in real estate activity and interest, a press release on behalf of One Group said. 

Property consultants report that these newer sectors along the Airport Road belt are experiencing a surge in enquiries, particularly from professionals working across the Tricity region and non-resident Indians (NRIs) seeking plotted or low-rise developments. In contrast to the city’s older sectors, these emerging pockets offer planned road networks and wider open spaces—factors that are heavily influencing modern buying decisions. While Sector 98 is still viewed as a micro-market in its growth phase with relatively moderate pricing, observers point to the rapid appreciation trends seen in neighboring sectors as a sign of its potential.

A significant contributor to the area’s growing appeal is the proposed GMADA Urban Forest in Sector 97. Planned by the Greater Mohali Area Development Authority across nearly 35 acres, this project aims to create a self-sustaining ecosystem rather than a conventional park. Featuring a variety of medicinal and fruit-bearing tree species, the forest is expected to act as a major “green lung” for the surrounding residential clusters. Urban planners suggest that the inclusion of walking trails and natural habitats will significantly enhance the liveability quotient of the area, balancing the rapid pace of urban expansion with environmental sustainability.

The visibility of the sector has been further bolstered by the presence of established developers, including ONE Group Developers. Industry insiders note that when reputed builders consolidate land parcels and launch integrated projects, it serves as a strong indicator of long-term market confidence. The development of supporting social infrastructure, such as healthcare facilities, educational institutions, and retail spaces in adjoining areas, is expected to define the next phase of the sector’s evolution.
