Shapoorji Pallonji Real Estate Enters Plotted Development with 105-Acre Project in Pune Growth Corridor

Pune, December 22, 2025: Shapoorji Pallonji Real Estate (SPRE) has announced its foray into plotted development with the launch of Treetopia, a premium 105-acre plotted project in the Pune Growth Corridor, with an estimated revenue potential of INR 600 crore.
Located close to the upcoming Purandar International Airport, the proposed IT Park and the proposed Inner and Outer Ring Roads, the project marks a strategic expansion of SPRE’s residential portfolio amid rising demand for plotted development. The project will comprise 483 thoughtfully planned residential plots, ranging from 2,000 to 6,000 square feet, targeted at both end users and long-term investors.
Designed as a low-density, nature-led development, close to 70 per cent of the project area is dedicated to open and green spaces. The project is surrounded by approximately 600 acres of forest land, ensuring pristine air quality and an immersive natural setting.
The project will feature a ~3-acre clubhouse, a ~25-acre lake, a ~1.5 km lakeside promenade and 35+ world-class amenities, including a dam, barbecue zones, and multiple leisure and wellness spaces. A tree-lined Central Avenue, an 18-metre-wide paved boulevard, will connect the residential plots with the project’s common amenities.

Treetopia will offer N.A. plots with an individual 7/12, enabling buyers to develop independent villas as per their requirements. The residents will enjoy convenient access to key hubs such as Hadapsar, Hadapsar Annexe, SP Infocity, Magarpatta, and Kharadi, as well as Pune’s leading education and healthcare institutions.
The Pune Growth Corridor is witnessing accelerated development driven by large-scale infrastructure projects, including the proposed airport, IT Park, Inner and Outer Ring Roads, expanding commercial belts, and the growth of IT and industrial clusters. These developments are expected to significantly improve accessibility across Pune and create new demand drivers for residential and investment-led real estate.
