Smartworks Expands Bengaluru Footprint with 4.92 Lakh Sq. Ft. Office Lease at Sattva Aura

Gurugram, May 28, 2026: Smartworks Coworking Spaces Limited, a managed office platform, has secured a new campus at Sattva Aura on Bengaluru’s Outer Ring Road (ORR). Spanning approximately 4.92 lakh sq. ft., the lease strengthens the company’s strategy of expanding large-format managed campuses across key enterprise corridors. Located on the Marathahalli – Sarjapur stretch, Sattva Aura sits within a premier Grade-A commercial micro-market known for its high concentration of technology parks, multinational occupiers, and Global Capability Centres (GCCs), the company said in a press release.

The new campus features modern office infrastructure, including extensive in-house parking, a cafeteria, training rooms, a gym, a medical room, and an executive lounge. This addition complements Smartworks’ existing Bengaluru portfolio, which includes operational campuses across Hebbal, the Central Business District, Bellandur, and Koramangala. The expansion follows the company’s recent FY26 financial announcement, its first as a listed entity, where it reported a 31% year-on-year revenue increase to ₹1,796 crore and confirmed an operational portfolio that recently crossed the 10 million sq. ft. milestone.
