Suraj Estate Developers Subsidiary Acquires Development Rights for ₹800-Crore Mahim Project

Mumbai, June 1, 2026: Iconic Property Developers Private Limited, a wholly owned subsidiary of Suraj Estate Developers Limited, has signed a Memorandum of Understanding to acquire the development rights for a prime 2,941-square-meter plot of land in Mahim (West). The total consideration for the transaction stands at ₹75.00 crore. The newly acquired plot sits contiguous to the company’s ongoing commercial development, Suraj One Business Bay, located in one of Mumbai’s most well-established micro-markets,  Suraj Estate Developers Limited said in a press release.

The strategic acquisition is designed to seamlessly integrate with the existing project. Upon amalgamation with the current commercial development, the newly added land is expected to generate an additional saleable carpet area of approximately 1.50 lakh square feet. This expansion is projected to yield an estimated Gross Development Value of ₹800 crores, significantly bolstering Suraj Estate Developers’ near-to-medium-term project pipeline and further consolidating its dominant presence in the South-Central Mumbai real estate market.

The location offers distinct advantages for commercial real estate, characterized by robust demand fundamentals, excellent connectivity, and close proximity to Mumbai’s primary business hubs, including Lower Parel, Worli, and the Bandra Kurla Complex. The integration of this plot drastically elevates the overall scale and financial projection of the ongoing development, turning it into a massive commercial landmark for the micro-market.

Commenting on the update, Rahul Thomas, Whole-time Director, Suraj Estate Developers, said, “The acquisition being contiguous to the ongoing Suraj One Business Bay will expand the Company’s commercial footprint in South Central Mumbai. With this acquisition the combined GDV of Suraj One Business Bay will be in excess of ₹ 2,000 crores. Given the vantage position and connectivity of the said project, we anticipate strong institutional and end-user interest, driven by the project’s design excellence, and its sustainability-led approach.”
