COWRKS Expands Chennai Footprint by 2.9 Lakh Sq. Ft. to Meet Surging Enterprise and GCC Demand
Chennai, June 1, 2026: Premium flexible and managed workspace provider COWRKS has announced a massive expansion of its operations in Chennai, adding 2.9 lakh square feet of workspace and more than 3,800 desks across six new locations. Backed by Brookfield Properties, the expansion brings the company’s total network in the city to 10 centres, spanning nearly 5 lakh square feet and 6,800 desks. The new facilities are strategically positioned across Chennai’s primary business hubs, including Perungudi, GST Road, and Radial Road-Pall ikaranai, offering a tailored blend of flexible and managed office solutions, COWRKS said in a press release.
The aggressive scaling is driven by a profound shift in corporate real estate strategies, with Global Capability Centres (GCCs) and large enterprises increasingly opting for flexible setups over traditional long-term leases. Recent industry data highlights India as the largest flexible office market in the Asia-Pacific region, with an active stock of 79.7 million square feet across its top eight cities. This inventory is projected to surpass 100 million square feet in the near future. Notably, GCCs now account for nearly 40% of the fresh demand for flexible seating, while average deal sizes have doubled since 2023.
