New Delhi, October 14, 2026: India’s senior living market is entering a transformative growth phase, with development increasingly shifting from major metros toward Tier-2 cities and spiritual hubs, according to a report by proptech firm Square Yards.

Titled “Expanding Horizons: The Next Growth Markets for Senior Living in India,” the report attributes this shift to shifting demographics, the rise of nuclear families, migration, and an aging population seeking organized housing that combines safety, healthcare, independence, and community living. India’s senior housing market is estimated at USD 4.31 billion in 2026 and is projected to reach USD 11.43 billion by 2031.

While metropolitan hubs like Bengaluru, Hyderabad, Pune, and Chennai continue to be significant markets, cities such as Coimbatore, Vadodara, Nashik, Kochi, and Mysuru are rapidly gaining traction. Additionally, spiritual destinations including Ayodhya, Varanasi, Haridwar, and Tirupati are emerging as prominent retirement and second-home markets. The report highlights that Tier-2 locations offer lower real estate costs, improving healthcare facilities, and a manageable pace of life, while spiritual centers provide strong cultural connections.

The report emphasizes that senior housing is evolving into an intersection of real estate, healthcare, hospitality, and wellness. Success in these emerging markets will rely heavily on robust healthcare partnerships, quick emergency response systems, reliable operators, and transparent service models.

“India is observing the emergence of a multi-billion-dollar asset class driven by a generation of seniors, seeking not only assistance but also autonomy, specialised wellness and a high quality of life. The future of senior housing in India will be defined not only by unit count but by how intelligently developments respond to care needs, accessibility and social connectivity. Integrating reliable medical access with dignified lifestyle ecosystems will be the benchmark for the sector’s long-term scale and credibility,” said Tanuj Shori, Founder & CEO, Square Yards.

The press release further notes that wellness-led amenities and lifestyle services will serve as key differentiators for developers aiming to command resident trust and generate recurring revenue.

“Senior living is increasingly about value, not just location. Many people are willing to move to smaller centres for wellness-led communities with rich amenities, better care and a more comfortable lifestyle that fits their budget,” said Sunita Mishra, Vice President – Research & Insights, Square Yards.
