TVS Emerald Strengthens Pipeline with Three Key Land Acquisitions in Bengaluruand Chennai
Bengaluru, February 17, 2026: Real estate developer TVS Emerald has strengthened its development pipeline with three strategic land acquisitions across Bengaluru and Chennai. The acquisitions include projects in Raja Rajeswari Nagar (RR Nagar) and Rayasandra in Bengaluru, and Kattur in Chennai, with a combined land area of 52.4 acres and a total saleable area potential of approximately 2.39 million sq. ft.
These acquisitions align with TVS Emerald’s strategic objective to move into more premium, high-value markets that offer stronger profitability and long-term growth potential, while reinforcing its commitment to creating high-quality living environments that enhance people’s quality of life.
In RR Nagar, South Bengaluru, TVS Emerald has acquired a 7.8 acres land parcel overlooking the Turahalli state forest for an apartment-led with a saleable area potential of approximately 0.76 million sq. ft. Located just off the Bengaluru-Mysuru highway, RR Nagar has emerged as one of South Bengaluru’s promising residential micro-markets, with access to NICE Road, Metro connectivity, and strong social infrastructure. The area has witnessed consistent price appreciation, supported by a well-developed ecosystem of schools, healthcare facilities, retail hubs, entertainment centres, and green open spaces.
In Rayasandra, East Bengaluru, the company has acquired 7.2 acres overlooking the Rayasandra lake for an apartment project with a saleable area potential of approximately 0.72 million sq. ft. The Rayasandra corridor continues to benefit from proximity to employment hubs and strong residential demand.
In Kattur, Chennai, TVS Emerald has acquired 37.4 acres for a plotted development with a saleable area potential of approximately 0.91 million sq. ft. The location supports the company’s focus on expanding its footprint in fast-growing suburban markets driven by infrastructure upgrades, improving connectivity, and the high interest in plotted developments and second homes.
