Union Living Expands Pune Portfolio to 1,000 Beds as It Targets Revenue Growth in FY27

Pune, July 27, 2026: Union Living has expanded its managed housing footprint in Pune with the addition of two new Build-to-Suit (BTS) properties, bringing its local inventory to 1,000 beds. The launches—Eden by Union Living in Balewadi and X90 by Union Living in Baner—mark a key step in the company’s broader strategy to scale organized rental accommodation across urban markets, Union Living said in a press release.

The expansion supports Union Living’s target to achieve approximately ₹90 crore in revenue for FY27, more than doubling its FY26 revenue of ₹38 crore. Driven by rising demand from students and young professionals, the operator currently manages 16 properties across Mumbai, Pune, Ahmedabad, and Gurugram, representing a combined capacity of around 3,000 beds.

The two new developments represent a joint investment of ₹15 crore and were constructed specifically for managed residential operations under the company’s BTS framework. Situated in the Balewadi and Baner micro-markets, the properties offer direct access to major IT parks, commercial hubs, educational institutes, and transport links, addressing strong demand fueled by workforce mobility and urban migration.

Accommodation options feature fully furnished spaces with rental rates ranging from ₹16,000 per month—inclusive of meals—up to ₹50,000 per month for private studios. Residents receive access to high-speed internet, regular housekeeping, laundry services, 24-hour security, shared communal spaces, and structured community events. Beyond individual renters, Union Living is also experiencing increased uptake from corporate clients utilizing the spaces for guest house requirements.
