UP RERA Half-Yearly Report Reflects Robust Growth in Real Estate Sector

Lucknow/ Gautam Buddh Nagar, July 26, 2026: The Half-Yearly Report of the Uttar Pradesh Real Estate Regulatory Authority (UP RERA) for 2026 highlights sustained and robust growth in the real estate sector across the state. The report reflects a significant rise in project registrations, housing unit supply, capital investments, and effective homebuyer grievance redressal, re-affirming Uttar Pradesh’s emergence as one of the fastest-growing real estate markets in India.

During the first six months of 2026, UP RERA registered 143 new real estate projects across Uttar Pradesh, up from 134 registered during the first six months of 2025. These new projects were primarily spread across Lucknow (37), Gautam Buddh Nagar (27), Ghaziabad (19), Agra (10), Mathura (10), Varanasi (7), Jhansi (3), Barabanki (3), Bareilly (3), and Prayagraj (3). A total of 46,049 housing units are proposed to be constructed under these new projects—up from 35,082 during the same period in 2025—with a combined proposed investment of ₹31,952 crore. The figures indicate continued investor confidence in the state government and the broader real estate ecosystem, demonstrating the positive impact of regulatory compliance and infrastructure-driven development.

One of the key highlights of the report is the emerging trend of real estate expansion moving beyond traditional hubs like the National Capital Region (NCR) and Lucknow. However, NCR districts, particularly Gautam Buddh Nagar and Ghaziabad, continue to attract higher investment and cater to buyers seeking luxury housing. While Lucknow led in total project count with 37 registered projects representing ₹3,834 crore in investment and 9,872 proposed units, Gautam Buddh Nagar recorded ₹15,678 crore in investment across 27 projects with 13,160 proposed units due to larger project scale and a dominance of luxury apartments. Ghaziabad, with 19 projects, secured ₹3,989 crore in investment for 9,500 proposed units. These NCR hubs naturally attract higher capital as they cater to a pan-India homebuyer base alongside buyers from the national capital.

The report also details remarkable multi-year growth between 2023 and 2025. Project registrations steadily increased from 197 in 2023 to 259 in 2024, and reached 308 in 2025, marking a 19 percent year-on-year increase in 2025. Proposed housing units grew from 55,297 in 2023 to 69,365 in 2024, and peaked at 84,976 in 2025, reflecting a 22.5 percent surge in 2025 alone. Overall, 209,638 housing units were made available to homebuyers over the three-year period. With the addition of 46,049 units from the first half of 2026, total housing availability has reached 255,687 units. Capital investment similarly expanded, surging from ₹28,411 crore in 2023 to ₹44,526 crore in 2024, and reaching ₹68,328 crore in 2025—a 53.5 percent single-year jump in 2025.

On the consumer redressal front, UP RERA has facilitated recovery and enforcement to provide relief to buyers in delayed or stalled projects. The Authority transferred ₹1,623.28 crore directly into the bank accounts of allottees across 6,411 cases following recoveries made through district magistrates. Additionally, ₹550.50 crore was passed on to 1,801 allottees through settlements reached with promoters against recovery certificates, bringing total relief to ₹2,173.78 crore across 8,212 cases. These interventions restored capital to buyers whose investments were at severe risk due to project failures and delays.

Through its various dispute resolution platforms, UP RERA has facilitated settlements in property-related matters worth ₹6,032.42 crore across 11,558 cases. This total includes ₹1,958 crore resolved across 3,237 cases before UP RERA Benches, ₹657 crore resolved across 1,648 cases through the Conciliation Forum, and ₹3,417.42 crore in mutual settlements involving 6,673 allottees facilitated via the UP RERA online portal. Furthermore, its digital platform ‘RERA Samvad’, launched during the COVID-19 pandemic in May 2020, has conducted 206 video conferencing sessions to date, resolving 5,375 cases raised directly by stakeholders.
