UP RERA to crackdown on QPR defaulters: Portal Window Opens April 1 for Mandatory Project Updates

Lucknow/Gautam Buddh Nagar, April 7, 2026: The Uttar Pradesh Real Estate Regulatory Authority (UP RERA) has announced that the portal window for uploading Quarterly Progress Reports (QPR) will be open from April 1 to April 15, 2026. This directive applies to all promoters of registered real estate projects for the first quarter of the year ending March 31. The Authority has issued a stern advisory to all developers, emphasizing that project information must be updated within this stipulated timeframe to avoid severe regulatory penalties, a press release from UP RERA said.

UP RERA has clarified that the submission of these reports is far more than a procedural formality; it serves as a vital mechanism for ensuring transparency and accountability while protecting consumer interests. By making key details such as construction status, project milestones, and the status of various approvals public, the QPR system empowers homebuyers to access accurate information and make informed financial decisions. The Authority maintains that this transparency is essential for strengthening the confidence of stakeholders across the state’s real estate sector.

The regulatory body reiterated that under Section 11(1) of the Real Estate (Regulation and Development) Act, 2016, it is a mandatory legal requirement for every promoter to update project details on the website after the conclusion of each quarter. UP RERA has warned that negligence in this regard is treated as a direct violation of the Act. Under Section 61, the Authority is empowered to impose heavy penalties, which can reach up to five percent of the total project cost for non-compliant developers.

The urgency of this latest warning is underscored by recent enforcement actions taken against defaulters in Lucknow. UP RERA recently took a very strict view of non-compliance, imposing significant penalties on the promoters of “ARPITA INFINITY” (M/S Shushil Kumar Katiyar) and “GANPATI SMART CITY” (M/S Ganpati Infrastructure Development Company Limited) for failing to submit progress reports for several consecutive quarters. Through these enforcement measures, the Authority has sent a definitive message that non-compliance with critical regulatory provisions will not be tolerated.

Promoters are strongly advised to ensure all required data is made available on the portal by the April 15 deadline to avoid being flagged for similar disciplinary action. UP RERA continues to stress that timely compliance is the only way for developers to maintain a professional standing and demonstrate their commitment to the legal framework governing the industry.
