Wyndham Grand Jaipur Amer Becomes India’s First RERA-Approved Resort Project Under Fine Acers’ Sale-and-Leaseback Model

Jaipur, September 22, 2026: Fine Acers, a branded luxury resort developer and player in the sale-and-leaseback investment model, has secured RERA approval for its flagship Wyndham Grand Jaipur Amer- Spa, Resort & Branded Residences. The approval makes the project India’s first RERA-approved resort project, Fine Acers said in a press release.
Located in the Amer–Kukas/Gunawata region of Jaipur, the five-star resort development is being undertaken in partnership with Wyndham Hotels & Resorts. The resort is designed to combine luxury hospitality, branded residences, destination weddings, leisure experiences, wellness, and professionally managed ownership.
Spread across approximately 10.5 acres, the project features 278 rooms comprising studios, one-bedroom residences, two-bedroom residences, and presidential suites. The development includes a spa and wellness offering, restaurants, leisure facilities, banqueting and event spaces, and infrastructure designed to cater to luxury travellers, destination weddings, MICE, and social celebrations.
The project is being developed under Fine Acers’ sale-and-leaseback model, through which eligible inventory is offered to individual owners and subsequently leased back for professional hospitality operations. The structure aims to integrate real estate ownership with hospitality management within a professionally operated resort environment.

The development aligns with Fine Acers’ strategy of partnering with established hospitality brands to create destination-led resorts across key leisure markets, including Jaipur, Pushkar, Goa, Udaipur, Jawai, Coorg, and Sakleshpur. In February 2026, the company introduced Dolce Hotels & Resorts to India through an alliance with Wyndham Hotels & Resorts. Additionally, following office openings in Delhi-NCR, Ahmedabad, and London in August 2026, the firm expects to generate additional revenue of Rs 125 crore over the next year.
