UP RERA Lodges FIR Against Promoter ASGI Properties Pvt. Ltd.

Lucknow/Gautam Buddha Nagar, October 3, 2025: The Uttar Pradesh Real Estate Regulatory Authority (UP RERA) has lodged a First Information Report (FIR) against Promoter A.S.G.I. Properties Pvt. Ltd. at the Greater Noida Police Commissionerate, Gautam Buddh Nagar, in connection with serious allegations of fraud and forgery. This action has been initiated with the approval of the UP RERA headquarters, Lucknow.
UP RERA received complaints that the promoter, in connection with its project Apple Tower S-2A & S-2B (UPRERAPRJ8494), misled allottees and financial institutions by presenting a forged order. The said order carried the number 1381/U.P.RERA/Project/Rehabilitation/NCR/2024-25 dated March 3, 2025, and was allegedly submitted to banks with the intention of securing loans fraudulently.
Upon examination, it was established that no such order had ever been issued by UP RERA. A review meeting of the Project Advisory and Monitoring Committee regarding extension of the project was indeed held on February 24, 2025, under the chairmanship of a member of UP RERA. However, no directive or order was issued in that meeting. Therefore, the document submitted by the promoter was found to be entirely fabricated and invalid.
Further, the A.S.G. Apple Buyers Association had also submitted a complaint to UP RERA on August 4, 2025, alleging that the promoter was committing fraud with allottees and attempting to obtain loans from banks using forged documents. The association had also approached the police with a written complaint on the same issue.
UP RERA has emphasized that such fraudulent practices not only cause financial and mental distress to homebuyers but also mislead financial institutions and undermine transparency in the real estate sector.
On behalf of UP RERA, the FIR was formally registered by Assistant Engineer Ramesh Kumar Pandey. The police, treating the matter with due seriousness, have registered the case under sections 318(4), 338, and 336(3) of the Bharatiya Nyaya Sanhita (BNS).
