8 New Stations, Big Realty Push: Aqua Line Extension Likely to Drive Price Uptick in Key Noida Sectors

Noida, March 4, 2026: In a significant push to urban mobility in the National Capital Region, the Union Cabinet has cleared an 11.56-km extension of the Noida Metro’s Aqua Line from Sector 142 to Botanical Garden. This decision paves the way to plug a critical connectivity gap between Noida and Delhi, a long-standing demand from daily commuters and industry leaders. The expansion will feature a total of eight new elevated stations, specifically: Botanical Garden, Noida Sector-44, Noida Office (Sector 96), Noida Sector-97, Noida Sector-105, Noida Sector-108, Noida Sector-93, and Panchsheel Balak Inter College.

Once operational, Botanical Garden is set to emerge as a key triple-interchange hub, seamlessly linking the Aqua Line with the Delhi Metro’s Blue and Magenta lines. For thousands of travelers moving between residential sectors, office hubs, and central Delhi, the move promises shorter commute times and a more integrated transit network. Beyond easing commute woes, the proposed corridor is widely expected to act as a catalyst for the real estate market along its stretch. By cutting travel time and easing pressure on the Noida-Greater Noida Expressway, the extension will tighten the link between residential clusters and key employment and education hubs.

Sectors such as 93, 105, 108, and 142, which house a mix of premium and luxury housing, are likely to see renewed traction. Commercial landmarks, including Advant Navis Business Park, could also gain from stronger metro-led footfall and improved workforce accessibility. Real estate players say improved metro access has historically widened the homebuyer base, particularly among families and working professionals who prioritize shorter, predictable commutes.
