Noida, April 23, 2026: The housing narrative in Noida has transitioned into a sophisticated new phase, moving from its historical reputation as an affordable alternative in the National Capital Region (NCR) to a premier luxury destination. According to a recent report by Square Yards titled “Runway to Realty,” apartment prices in the region have nearly tripled over the last five years, while plot values have increased by an average of 1.5x. In specific micro-markets, values have surged up to 5x, with forecasts predicting a further appreciation of 28% for plots and 22% for apartments over the next two years.

While the Expressway provides the momentum, Sector 150 has emerged as the specific corridor where the city’s rapid pace softens into a more livable environment. Distinguished by its low-density planning, a vast majority of the sector is dedicated to greenery and open zones. The area boasts over 100 acres of sports facilities, including a nine-hole golf course, organic farms, and expansive landscaped parks. This thoughtful layout is attracting a specific demographic of high-net-worth individuals (HNIs) and NRIs who seek to escape the congestion typical of denser urban centers.

Prateek Tiwari, Managing Director of Prateek Group, believes the sector’s unique blueprint is its greatest strength. “Sector 150 stands out because it was envisioned differently from the start. A significant portion of the sector is dedicated to open and green spaces, which immediately changes how people experience daily life here. Demand here is largely coming from HNIs, NRIs, and senior professionals who are looking to move beyond the constraints of denser city locations,” Tiwari stated.

Compared to other NCR markets, Sector 150 offers a more relaxed, less congested setting without compromising on access. That’s why it is increasingly being seen as a long-term residential choice rather than just an investment destination.”
