UPRERA Issues Major Homebuyer Advisory: Mandatory Checks to Avoid Real Estate Fraud

Lucknow / Gautambuddh Nagar: The Uttar Pradesh Real Estate Regulatory Authority (UPRERA) has issued a comprehensive advisory to protect homebuyers from financial risks and legal disputes. Amidst a surge in housing investments across the state, the regulator is urging prospective buyers to conduct rigorous due diligence via its official portal, up-rera.in, before committing to any property purchase. The authority has simplified its digital interface, allowing users to search by project name or registration number to access critical data including land titles, bank details, and construction timelines, UPRERA said in a press release.

The advisory mandates several essential checks, starting with the verification of land titles and ownership to ensure projects are free from legal encumbrances. Buyers are also cautioned to match advertised units against the sanctioned layout plans and officially registered inventory to prevent fraudulent or duplicate sales. Furthermore, UPRERA highlights the importance of verifying the project’s specific “Collection Account,” noting that RERA provisions require developers to deposit 70% of buyer funds into these designated accounts to prevent the diversion of capital.

Transparency is further emphasized through the monitoring of Quarterly Progress Reports (QPRs) and promoter track records. UPRERA advises buyers to review the number and nature of complaints filed against a developer on the portal, as a high volume of unresolved grievances serves as a major red flag. For those requiring additional guidance, the regulator has activated dedicated helpdesk numbers to assist with the verification process.

UPRERA Chairman Sanjay Bhoosreddy said that “RERA reiterates its commitment to ensuring a transparent, accountable, and buyer-friendly real estate environment in Uttar Pradesh.” By providing these tools, the authority aims to empower citizens with “informed decision-making,” which it deems essential to maintaining the integrity of the state’s expanding property market.
