Gurugram Real Estate Regulatory Authority Cautions Homebuyers Against Investing In Unregistered Projects
Gurugram, August 14, 2026: The Haryana Real Estate Regulatory Authority, Gurugram issued a public advisory cautioning innocent homebuyers against purchasing or booking plots, flats, villas, apartments, or any other units in an unregistered real estate project.
The authority has urged prospective homebuyers to exercise due diligence before making any investments and to verify essential project details on the authority portal, including the registration certificate, registration number, website, approved site address, and other relevant credentials.
According to the advisory, the sale, marketing, booking, or purchase of units in an unregistered real estate project is a direct violation of the provisions of the Real Estate (Regulation and Development) Act, 2016. Homebuyers are strongly advised to invest only in projects duly registered with the authority to safeguard their interests and ensure legal protection under the law.
According to a press release, the regulatory body has taken note of misleading advertisements for projects that have not yet received official approval and has directed promoters to refrain from publishing pre-launch advertisements, marketing materials, or promotional offers.
The advisory further highlighted that under Section 9 of the Act, every real estate agent facilitating the sale or purchase of units in a registered project must obtain valid registration with the authority. Any facilitation of transactions without such registration will attract strict legal consequences under the law.
Under Section 59(2) of the Act, advertising, marketing, booking, selling, or offering for sale any unregistered real estate project constitutes a punishable offense. The authority warned that it may initiate appropriate legal and regulatory action against promoters, agents, or any other individuals found violating the provisions of the Act.
