India Land Market Records 66% Annualized Growth Since 2021: Cushman & Wakefield Report

Gurugram, September 9, 2026: Land transactions across India recorded a compound annual growth rate (CAGR) of approximately 66 percent between 2021 and 2025, driven by expanding infrastructure networks and strong demand across property sectors, according to a report by Cushman & Wakefield titled “Building India: Land Markets Define the Next Development Frontier.”

Between 2021 and the first quarter of 2026, 18,158 acres were transacted across more than 880 deals in 33 cities. Annual transacted acreage grew from 813 acres in 2021 to 6,181 acres in 2025, with momentum continuing into the first quarter of 2026 as 1,194 acres were acquired. The transacted land carries an estimated future revenue potential of Rs 16.67 lakh crore and is expected to yield nearly 1,400 million square feet of built-up space.

Infrastructure-led corridors in the Western and Southern regions accounted for nearly 70 percent of total transacted acreage during this period, mirroring massive state infrastructure spending. While Tier-I cities retained a 71 percent share overall, Tier-II markets accelerated from 16 acres in 2021 to 2,120 acres in 2025. Consequently, average deal sizes in Tier-II cities grew from 8 acres to 53 acres, reflecting higher availability of large, contiguous parcels for integrated developments.

Residential developments led land acquisitions with a 45 percent share, supported by sustained housing demand. Meanwhile, industrial and logistics land acquisitions expanded nearly 13-fold, and office-linked transactions increased five-fold between 2021-22 and 2024-25. Outright purchases remained the dominant transaction mode at over 60 percent, though joint ventures and joint developments grew from 11 deals in 2021 to 42 deals in 2025.
