Gurugram’s New Luxury: More Personalised, More Experience-Led, More Connected

Gurugram’s luxury housing market has moved on from the idea that exclusivity could be defined simply by a larger apartment, imported finishes and an address recognised for its prestige. These features still carry weight, particularly in a city whose growth has been closely tied to corporate ambition and rising affluence. Yet the expectations of its homebuyers are changing. For people whose professional lives are demanding and whose personal time is increasingly valuable, a home must offer more than visual distinction. It must provide privacy, comfort and a sense of ease that extends into the routines of everyday life.
The scale of this market is no longer in question. Gurugram recorded ₹24,120 crore in transactions for homes priced at ₹10 crore and above in calendar year 2025, according to the Gurugram High-End Luxury Housing Report published by CRE Matrix and India Sotheby’s International Realty in February 2026. That was more than Mumbai recorded in the same category, a milestone few would have predicted a decade ago. Beyond the numbers, buyers are becoming far more particular about what they want from a premium residence. Location and architecture still matter, but everyday comfort, convenience and the overall experience of ownership now carry equal weight.
That is where the smaller details begin to matter. A maintenance request resolved without repeated follow-ups, timely assistance when schedules change, or common spaces that remain consistently well maintained, can shape a resident’s relationship with a development in ways that a brochure rarely captures. For households balancing work, family and frequent travel, such conveniences have real value. Personalisation, therefore, is becoming less about customising the look of a home and more about how effectively its services adapt to the needs and routines of the people living in it.
Hospitality has a natural place in this changing proposition. Branded residences bring professional service standards into private homeownership, combining the independence of a personal residence with the reassurance of organised management. A recent report by NOESIS and CRE Matrix found that North India accounts for 47% of India’s branded-residence supply, and that branded projects in Gurugram command a 29% premium over comparable developments in the same catchment. Its credibility, however, is established over time, through attentive management, consistent service and the everyday reliability that turns an appealing concept into a dependable living environment.
A residence is closely connected to the larger urban environment around it. The comfort offered by a well-managed home is enhanced when healthcare, schools, workplaces, retail and leisure are conveniently accessible, leaving residents with more flexibility in how they spend their time. In Gurugram, the relationship between residential districts, business hubs and transport infrastructure has made connectivity an important part of the premium housing conversation.
For developers, meeting these expectations involves decisions that begin well before a property reaches the market. Design must work alongside service planning, while strategic partnerships with hospitality operators, architects and specialist providers can help translate a project’s positioning into a consistent standard of living. Location is where I see the biggest shift. Golf Course Road remains Gurugram’s benchmark address and has seen much of the city’s recent branded activity, but land there is now scarce, leaving little room for the kind of large, well-planned communities today’s buyers want. The next phase of value creation will come from Golf Course Extension Road, the Southern Peripheral Road and the Dwarka Expressway, where infrastructure is catching up with ambition and developers have the space to plan services, open areas and amenities from the ground up. Buyers who enter these corridors through the right project and a developer with a proven delivery record stand to gain the most over the next five years.
Luxury in Gurugram is evolving beyond the home itself, shaped by the quality of services, the ease of everyday living and the neighbourhood it is part of. The finest specifications will always have their place, but the lasting impression of a residence is formed over years of living rather than during a single visit. Gurugram has already proved that it can sell luxury at scale. The corridors that will define its next decade are being built today, and the buyers who recognise that early will be the ones who benefit.
