Noida, July 31, 2026: The real estate market in Noida and Greater Noida is currently witnessing a distinct divide, marked by the simultaneous surge of ultra-luxury high-rises and the growing popularity of “affordable luxury” homes. While high-end flats priced between ₹20 crore and ₹25 crore dominate recent discussions, buyers can still secure modern, feature-packed residences in the ₹1 crore to ₹1.5 crore range within the region.

On one end of the spectrum, ultra-luxury developments are reshaping the sky-line along the Noida Expressway and prime sectors. High-end projects such as Max Estates’ Sector-128 development, ATS Knightsbridge, Godrej Woods, and ACE Starlit are attracting buyers with expansive layouts, private elevators, low-density planning, and wellness-focused designs, with unit prices spanning from ₹10 crore to ₹25 crore. Further signaling robust developer confidence in the premium segment, Prestige Group is preparing for a major investment in Noida’s high-end residential market.

Conversely, areas such as Noida Extension, Sector-150, Sector-143B, and Greater Noida West are catering to middle-class homebuyers by offering 2 and 3 BHK flats priced between ₹80 lakh and ₹1.5 crore. Developers including SKA Orion, Nirala Estate, ACE, and Purvanchal Group are delivering “affordable luxury” packages that combine generous living spaces with security, green zones, club facilities, and prime connectivity. This balance of lifestyle amenities and manageable pricing has made Noida a preferred choice over Delhi for buyers operating within the ₹1–1.5 crore bracket.

Industry experts attribute the overall increase in property prices across all segments to escalating land values and inflationary pressure on construction inputs. Expanding infrastructure—including the upcoming Jewar International Airport, expanding expressway networks, metro extensions, and growing corporate investments—has significantly boosted land values, forming a larger proportion of total project costs. Additionally, raw material and labor expenses have added a 10 to 15 percent cost burden, which developers are passing on to property prices.

According to Dinesh Gupta, President of Credai Western UP, “In the recent past, a sharp rise in land and construction costs has pushed up housing prices. Reports show a 20 to 25 percent increase in construction costs, mainly due to rising prices of cement, steel, and other raw materials.”

Despite these cost pressures, developers are adapting their strategies to cater to modern buyer expectations without pricing out the middle class.

Suresh Garg, CMD, Nirala World said, “Today’s buyer does not look only at square feet, but wants a home where children’s play areas, greenery, club facilities, fitness, and community amenities are all available in one campus. Keeping this idea in mind, we are designing our projects so that even within a reasonable budget, the buyer can experience a premium lifestyle.”

Addressing the analytical approach of modern buyers and the steps developers are taking to maintain accessibility, Geetanjali Khanna, MD, Rearco Private Limited said, “Homebuyers expect a premium lifestyle even in a low budget. Like a smart buyer, before moving ahead in the name of luxury and premium, they are doing a full analysis based on their needs and facilities. The rising cost of construction materials and resources has affected house prices. In such a situation, promoters are controlling costs and preparing projects according to present and future demand, so that homebuyers can get the features and facilities of luxury and premium projects at pocket-friendly costs.”

Echoing this perspective on cost management, Lt. Ashwini Nagpal (Retd), COO, Diligent Builders said, “Homebuyers expect a premium lifestyle even in a low budget. Like a smart buyer, before moving ahead in the name of luxury and premium, they are doing a full analysis based on their needs and facilities. Strategic land acquisition has also proven crucial for developers aiming to keep housing units below the ₹2 crore mark despite market inflation.

Developers who had prepared land banks in time, or bought land at lower prices, are still able to control costs today. This benefits buyers, and flats with better facilities become available at relatively affordable prices.”

In such a situation, developers who had already prepared land banks are still able to provide homes and housing societies with better facilities within a limited budget, because the impact of rising land and construction material prices is clearly visible in new projects. This is why demand for units in the Rs 1-2 crore category continues to remain strong.”
