Alibaug Transforming From Seaside Coastal Town to Premium Destination For Concept Realty: SKYE Hospitality Report

Mumbai, July 18, 2025: Situated in the backyard of the Mumbai Metropolitan Region (MMR), Alibaug was once a weekend gateway for Mumbaikars. Serene weather, laidback seaside vibes, popular temples and scenic greeneries, it was everything one would ask for to escape the fast-paced Mumbai lifestyle.
Few rich Mumbaikars owned bungalows or cottages while others preferred hotels. Many others went and returned the same day.
However, over the past few years, Alibaug’s property market morphed into a pioneer of experiential real estate in the MMR and the wider northern Konkan region. Emerging as a multifaceted property market, the coastal town is witnessing a rise in the launch of gated villa communities, vacation homes and branded plots, per a report released by SKYE Hospitality.
The report has mapped Alibaug’s journey and transformation into a premium residential destination from once being a rustic coastal neighbourhood. The average cost of branded plots from top-notch developers has reached INR 6,700 PSF in 2025, growing at a CAGR of 19.3 per cent since 2021 when the average price was pegged at INR 3300 PSF. However, cheaper options for lands are available in the non-branded space in the range of INR 1,300-INR 2,000 PSF.
The property price hike has been even steeper in the luxury villa segment, which has risen by a sweeping rate of CAGR 27 per cent during 2021-25, per the report.
Average property prices of premium villas have reached INR 14,800 PSF. Numerous big developers, such as House of Abhinandan Lodha, Emaar, Avas Wellness, Mahindra Lifespaces, Equinox, and Axon Developers, have made a grand foray into the market or are soon to launch big projects.
The report further shows that the price appreciation will accelerate and reach 35 per cent yearly in the coming time.

“Alibaug is no longer a quiet neighbourhood situated in the peripheries of the MMR. It is now in the midst of a property bull run. The picturesque coastal region is rich in potential for premium, curated living, which includes, but is not limited to, sea-facing bungalows, serviced vacation villas, farm stays and branded homes,” said Ankit Kansal, MD, SKYE Hospitality.
“In a time when the work from anywhere concept is picking up, Alibaug is the go-to destination for many residents from Mumbai, Pune and other nearby regions. It is a perfect place to live, work and play seamlessly amid less crowded seashores and lush green environs.”
Interestingly, Alibaug is also now attracting serious interest as a location for primary residences—particularly in the form of spacious villas and branded homes. For many Mumbaikars, the idea of relocating from the city may once have seemed far-fetched. But with improved infrastructure, including fast ferry connectivity to Mandwa (approximately 20 minutes) and Mumbai Trans Harbour Link, the area has become a practical and desirable alternative to the main neighbourhoods of Mumbai and Thane.

“The emergence of curated, high-quality residential formats further signals a maturing market—one that is no longer just about escape but about everyday living. Big developers are coming up with gated communities and branded villas to cater to the evolving market dynamics,” said Taran Chhabra, Director, SKYE Hospitality.
