BOOTES Enters Residential Development with ₹6,300-Cr Inventory, Redefining Luxury Through Clean-Air Living

New Delhi, January 15, 2026: BOOTES, India’s first Net-Zero Engineering Company, has announced the launch of its realty vertical with a portfolio exceeding INR 6,300 crore in inventory. Known for delivering complex net-zero and high-performance infrastructure across public and private sectors, BOOTES is now applying its engineering-led expertise directly to the development of homes, focusing on solving some of India’s most critical urban living challenges: air quality, water security, and rising energy costs.

“BOOTES is addressing NCR’s biggest living crisis— Starting from air quality” said Deepak Rai, Managing Director, BOOTES. He added that “BOOTES is addressing three fundamental challenges that define modern urban living in India. The first is air quality, with homes engineered to achieve indoor AQI levels below 50, that keeps indoor air fresh and low in CO₂ as a core engineering outcome. The second is water security, with live water monitoring systems that track impurity, flow, and efficiency to ensure quality while preventing wastage. The third is energy dependence, addressed through centralised, energy-efficient systems designed to reduce electricity consumption by up to 70 per cent without compromising comfort or performance.”

BOOTES will begin its real estate journey with projects across Noida, Alwar, and Vrindavan, with over 6 million square feet of initial saleable area. In Noida, BOOTES is developing premium high-rise residential projects across Greater Noida West and Sector 76 offering 4 BHK homes and duplex penthouses, combining engineering-led performance with long-term health benefits in one of NCR’s most important residential markets.

In Alwar, the company has launched what is positioned as the city’s tallest residential address, offering 2 and 3 BHK homes engineered around safety, clean indoor air, and energy efficiency.

Looking ahead, BOOTES plans to expand into additional cities including Mumbai, Lucknow, Ayodhya, Dehradun, Kurukshetra, Jhansi, Chitrakoot, and Prayagraj, focusing on end-user demand and replicable residential models.
