Brigade Group and Bain Capital Announce ₹2,200 Crore Mixed-Use Project in Bengaluru

Bengaluru, April 30, 2026: Leading Indian real estate developer Brigade Group has entered into a strategic 50:50 joint venture with global private investment firm Bain Capital to develop a massive 2-million-square-foot mixed-use project in Whitefield. Representing a total investment of approximately ₹2,200 crore, the development will be situated on a prime 11-acre land parcel along ITPL Main Road. The integrated complex is designed to feature Grade A office spaces and a five-star hotel managed by a prominent international brand, positioned directly adjacent to the Whitefield Metro Station to capitalize on the area’s robust connectivity, the company said in a press release.

The partnership marks a significant move for both entities as they look to tap into the high demand within Bengaluru’s primary technology corridor. “We are excited to begin our partnership with Bain Capital, one of the world’s leading private investment firms,” said Nirupa Shankar, Joint Managing Director of Brigade Group

For Bain Capital, the venture aligns with its broader strategy of pursuing asset-backed opportunities through collaborative investments in India. Sarit Chopra, a Partner at Bain Capital, highlighted the strategic importance of the location, noting that the project addresses a gap in the current market. “Whitefield is one of Bengaluru’s most important commercial corridors, underpinned by strong occupier demand, infrastructure connectivity, and long-term growth,” Chopra stated.
