Dwarka Expressway: Bridging Dreams, Investment in Gurugram’s Thriving Heart

Gurugram, May 20, 2025: For thousands of residents moving into their apartments along Dwarka Expressway, the decision has been about more than just convenience.
Seamless connectivity stands as the defining feature of the newly inaugurated Gurugram stretch of the Dwarka Expressway, strategically linking residents to key business hubs, the airport and the urban centres of both Gurugram and Delhi.
Stretching 29 km between Delhi and Gurugram and occupying a pivotal location, between the Capital and the Indira Gandhi International Airport, has transformed it into a magnet for those seeking modern living infused with seamless connectivity.
But what separates the region from NCR’s other upcoming urban centres is its high aspirational value. The Haryana government’s plan to develop the city on the lines of Singapore and Dubai the region has led to rapid infrastructural development. Moreover, the transit-oriented-development that has led to an increase in FAR is fast turning it into a city of skyscrapers bringing unmatched value propositions both for homebuyers and investors.
Record Growth, Rising Ambitions
The corridor’s metamorphosis is quantified by staggering numbers. Property prices here skyrocketed by 58 per cent YoY in the final quarter of 2024, the highest surge nationwide, according to a CREDAI-Colliers-Liases Foras study.
For early buyers as well as investors, it has resulted in a windfall. Experts believe that the region’s growth potential is unmatched—it’s where Delhi-NCR’s future is being built.
The momentum shows no signs of slowing. Knight Frank’s latest report reveals NCR’s housing prices leapt 31 per cent YoY in early 2025, dwarfing the national average of 10 per cent.
Premium segments—homes priced from INR 2 crore onwards—are flourishing with Dwarka Expressway leading the charge. Developers attribute this to demand for luxury amenities: smart homes, sprawling greens and proximity to corporate hubs.
Infrastructure Redefining Daily Life
At the heart of the corridor’s appeal is an infrastructure revolution. In June, India’s widest tunnel on the expressway is set to open, promising relief for NH-48’s notorious gridlock. Coupled with a 16-lane highway featuring advanced cloverleaf interchanges, these developments promise to slash travel times to Delhi, Gurugram and the airport.
For daily commuters, the changes are transformative. The ripple effect extends to essentials: hospitals, schools and malls are now minutes away.
Another major initiative that has the potential to transform the region is INR 1 lakh crore Global City, a 1,000-acre smart hub along the Dwarka Expressway featuring 56 per cent commercial and 40 per cent residential spaces besides education, healthcare and green zones.
Phase 1 (587 acres) that includes INR 940 crore in roads, utility tunnels and a 350 million-litre reservoir with seamless airport/highway access, etc., is scheduled for completion by the end of the next year.
The Road Ahead
As the realty sector along Dwarka Expressway expands its footprints, it marks a transformative shift in how India lives, works, shops and relaxes.
The corridor thrives as a symbol of aspiration. “It’s more than a highway,” residents say. It’s where their family’s present meets the future. In a nutshell, Dwarka Expressway isn’t just shaping Gurugram’s skyline—it’s redefining how India lives, invests and dreams.
